(Image : UBS)<\/figcaption><\/figure>\n<p>Le fonds UBS \"Anfos\" a augment\u00e9 ses revenus locatifs de 6,9 millions de CHF \u00e0 137,9 millions de CHF au cours de l'exercice 2023\/2024, ce qui correspond \u00e0 une augmentation de 5,3%. Selon UBS, les augmentations de loyers dans le cadre de deux \u00e9tapes de taux d'int\u00e9r\u00eat de r\u00e9f\u00e9rence ainsi que l'ach\u00e8vement de nouveaux projets de construction \u00e0 Kloten (ZH) et Rothrist (AG) ont contribu\u00e9 \u00e0 ce r\u00e9sultat. Le taux de d\u00e9faillance des loyers a diminu\u00e9 de 0,1 point de pourcentage par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente et s'\u00e9l\u00e8ve \u00e0 3,3% \u00e0 la date de r\u00e9f\u00e9rence (30 septembre). Environ un tiers du nombre total de logements vacants est d\u00fb \u00e0 des projets de r\u00e9novation ou de construction. La part des constructions commenc\u00e9es dans le portefeuille total a toutefois diminu\u00e9 de 2,7% \u00e0 0,5% en raison des ach\u00e8vements d\u00e9j\u00e0 mentionn\u00e9s. Comme les deux nouvelles constructions sont des immeubles purement r\u00e9sidentiels, la part r\u00e9sidentielle a augment\u00e9 de 2,9 points de pourcentage pour atteindre 79,3%. La valeur du portefeuille immobilier a augment\u00e9 d'environ 121 millions pour atteindre 3,3 milliards de CHF.<\/p>\n<p>Les produits nets sont rest\u00e9s quasiment inchang\u00e9s \u00e0 63,7 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 63,5), tandis que le r\u00e9sultat global a augment\u00e9 massivement de 54,2 millions de CHF pour atteindre 121,6 millions de CHF. Les gains en capital non r\u00e9alis\u00e9s de 72,8 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 18,7 millions) y ont largement contribu\u00e9.<\/p>\n<p>Selon le rapport annuel, le rendement des placements de 5,7% a \u00e9t\u00e9 favoris\u00e9 non seulement par l'augmentation de la valeur des immeubles existants due aux revenus, mais aussi par les gains de valorisation des nouveaux projets de construction.
