Par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, le b\u00e9n\u00e9fice sans les r\u00e9sultats des immeubles a diminu\u00e9 de 19,2%. La raison invoqu\u00e9e par l'entreprise est la dissolution d'imp\u00f4ts diff\u00e9r\u00e9s d'un montant de 30,6 millions de CHF, qui avaient influenc\u00e9 positivement le r\u00e9sultat comparatif. En revanche, les revenus immobiliers ont augment\u00e9 de 5,8% \u00e0 262,0 millions de CHF. Like-for-like, l'augmentation a \u00e9t\u00e9 de 3,7%, dont 1,4 point de pourcentage est d\u00fb au loyer bas\u00e9 sur le chiffre d'affaires, 1,6% \u00e0 l'indexation et 0,7% \u00e0 d'autres facteurs. Les produits de la vente d'immeubles de placement ont augment\u00e9 de 10,4 millions de CHF, tandis que les produits de la vente d'immeubles en d\u00e9veloppement ont diminu\u00e9 de 12,9 millions de CHF. Les charges financi\u00e8res nettes ont augment\u00e9 de 9,8 millions de CHF.<\/p>\n<p>Le b\u00e9n\u00e9fice par action sans les r\u00e9sultats des immeubles, qui sert de base au versement des dividendes, a recul\u00e9 de 4,59 \u00e0 3,71 CHF. En revanche, le b\u00e9n\u00e9fice net a consid\u00e9rablement augment\u00e9 de 45,4% pour atteindre 225,9 millions de CHF. La revalorisation du portefeuille de 61,4 millions de CHF a eu un effet positif. Au cours de la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, une d\u00e9valuation de 67,2 millions de CHF avait encore \u00e9t\u00e9 enregistr\u00e9e.<\/p>\n<h3>Pr\u00e9vision d'un Ebitda de 300 millions de CHF<\/h3>\n<p>Pour l'exercice 2024, on s'attend toujours \u00e0 un Ebitda sans les r\u00e9sultats des immeubles de CHF 300 millions (2023 : 297,7 millions). En ce qui concerne le taux d'inoccupation, PSP table d\u00e9sormais sur un taux de 3,5% \u00e0 la fin 2024. Jusqu'\u00e0 pr\u00e9sent, la guidance \u00e9tait \"inf\u00e9rieure \u00e0 4%\". La raison de la baisse attendue du taux de vacance est le reclassement de quatre immeubles de placement \u00e0 Wallisellen en tant qu'immeubles de d\u00e9veloppement, explique-t-on.
