L'augmentation des revenus locatifs th\u00e9oriques sur une base annualis\u00e9e est significativement plus \u00e9lev\u00e9e, avec plus 39 pour cent en comparaison annuelle \u00e0 16,3 millions, car le portefeuille r\u00e9sidentiel nouvellement acquis \u00e0 Kaiserslautern avec 895 appartements et douze unit\u00e9s commerciales n'est consolid\u00e9 que depuis d\u00e9cembre 2016. Ce nouveau portefeuille g\u00e9n\u00e8re \u00e0 lui seul des revenus locatifs annuels d'environ 4,4 millions, selon Peach Propery.<\/p>\n<p>Les fonds g\u00e9n\u00e9r\u00e9s par le <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/regensdorf-peach-property-verkauft-gretag-areal-an-turidomus\/\">Vente du site de Gretag \u00e0 Regensdorf<\/a> et l'immeuble commercial Erkrath Retail en Allemagne ont \u00e9t\u00e9 utilis\u00e9s par Peach Property pour acqu\u00e9rir, entre autres, un total de quatre portefeuilles r\u00e9sidentiels en Allemagne. Le portefeuille s'est ainsi enrichi d'un peu plus de 1 600 logements pour atteindre d\u00e9sormais quelque 3 150 unit\u00e9s. Cela correspond \u00e0 plus du double par rapport \u00e0 la fin de l'ann\u00e9e 2015, qui comptait 1 522 logements. La surface totale louable du portefeuille a augment\u00e9 en 2016 pour atteindre pr\u00e8s de 250 000 m\u00b2 (contre 164 000 m\u00b2 l'ann\u00e9e pr\u00e9c\u00e9dente). La valeur de march\u00e9 du portefeuille existant a augment\u00e9 en 2016 pour atteindre environ 225 millions de CHF - contre 219 millions \u00e0 la fin de l'ann\u00e9e 2015.<\/p>\n<h2>Un portefeuille \u00e0 \u00e9largir<\/h2>\n<p>Pour l'exercice en cours, Peach Property veut continuer \u00e0 se concentrer sur l'extension de son portefeuille avec des immeubles r\u00e9sidentiels dans les villes allemandes de cat\u00e9gorie B. En outre, l'accent sera mis sur l'optimisation et l'augmentation de la valeur des immeubles de rapport existants. \u00c0 la fin de l'ann\u00e9e 2016, les biens immobiliers existants repr\u00e9sentaient environ 75% de l'ensemble du portefeuille. \u00c0 court et moyen terme, Peach Property souhaite atteindre un portefeuille d'environ 5 000 logements.<\/p>\n<p>D\u00e9but 2018, il est pr\u00e9vu que <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/baustart-fuer-wollerau-park\/\">le projet de d\u00e9veloppement \"Wollerau Park\", actuellement en cours de construction <\/a>La part des projets de d\u00e9veloppement devrait encore diminuer sensiblement.
