Les revenus locatifs ont augment\u00e9 de 3,4%, principalement en raison des ajustements des taux de r\u00e9f\u00e9rence, des acquisitions des deux derni\u00e8res ann\u00e9es et de l'ach\u00e8vement de projets. Les revenus nets ont toutefois recul\u00e9 de 2,4% \u00e0 46,3 millions de CHF, principalement en raison de la hausse des charges d'int\u00e9r\u00eats. Comme le r\u00e9sultat d'\u00e9valuation s'est am\u00e9lior\u00e9 de 75,4% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente pour atteindre 65,6 millions de CHF, le r\u00e9sultat global a nettement augment\u00e9, \u00e0 savoir de 28,5% pour atteindre environ 112 millions de CHF.<\/p>\n<p>Fin juin, la valeur de march\u00e9 du portefeuille immobilier \u00e9tait sup\u00e9rieure de 7,0% \u00e0 celle de l'ann\u00e9e pr\u00e9c\u00e9dente et s'\u00e9levait \u00e0 2,32 milliards de CHF. La seule acquisition a \u00e9t\u00e9 un arrondissement par l'immeuble Mooswiesenweg 23 \u00e0 Winterthour pour 7,0 millions de CHF. Le portefeuille existant a \u00e9t\u00e9 revaloris\u00e9 de 4,7%. Le rendement de distribution par rapport au cours de bourse est de 2,5%. La performance a baiss\u00e9 par rapport \u00e0 l'exercice pr\u00e9c\u00e9dent, passant de 6,5 \u00e0 1,5%.<\/p>\n<h3>Augmentation de capital encore en septembre<\/h3>\n<p>Pour financer la poursuite de sa croissance, la direction du fonds a annonc\u00e9 en juin une augmentation de capital de 150 millions de CHF. <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/unternehmen\/2024-06-10\/immofonds-plant-kapitalerhoehung-im-herbst\/\" target=\"_blank\" rel=\"noopener\">(IB a rapport\u00e9)<\/a>. Il est d\u00e9sormais certain que l'\u00e9mission d\u00e9butera le 17 septembre. Les fonds suppl\u00e9mentaires sont pr\u00e9vus en premier lieu pour la deuxi\u00e8me \u00e9tape de construction du grand projet Wankdorfcity 3 \u00e0 Berne.
