Le r\u00e9sultat total a m\u00eame chut\u00e9 \u00e0 -303,0 millions de CHF, apr\u00e8s une perte deux fois moins importante l'ann\u00e9e pr\u00e9c\u00e9dente. Une d\u00e9valuation du portefeuille de 11,8% y a contribu\u00e9. En l'espace de six mois, la valeur des immeubles a fondu de 2,5 milliards \u00e0 2,0 milliards de CHF. Fin 2022, le portefeuille valait encore 3,7 milliards de CHF.<\/p>\n<p>Le d\u00e9s\u00e9quilibre du fonds s'explique par des rachats de 36% des parts en 2022 et 2023. Alors que les parts r\u00e9sili\u00e9es \u00e0 la fin de l'exercice comptable 2022 ont pu \u00eatre rembours\u00e9es en avril 2024, les sorties suppl\u00e9mentaires ont mis le fonds en difficult\u00e9. \"Lors de la vente d'immeubles au cours des 18 derniers mois, les fonds ont \u00e9t\u00e9<br \/>\nLa liquidit\u00e9 limit\u00e9e des march\u00e9s immobiliers s'est r\u00e9v\u00e9l\u00e9e au cours du deuxi\u00e8me mois de financement de ces rachats\", \u00e9crit la direction du fonds UBS Asset Management. Le fonds aurait \u00e9t\u00e9 contraint de vendre les immeubles les plus faciles \u00e0 vendre \u00e0 un moment inopportun et de s'exposer \u00e0 des pertes. \"Cela aurait eu des cons\u00e9quences n\u00e9gatives pour les investisseurs restants et aurait diminu\u00e9 l'attractivit\u00e9 du portefeuille r\u00e9duit\", \u00e9crit UBS. C'est ce qui aurait motiv\u00e9 la d\u00e9cision de dissoudre le fonds.<\/p>\n<p>Ce fonds a \u00e9t\u00e9 le premier fonds immobilier de droit suisse \u00e0 investir directement dans des immeubles
