Il s'\u00e9levait \u00e0 3,6% au 30 juin. Les revenus locatifs ont augment\u00e9 d'environ 7 millions de CHF par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente pour atteindre 219,9 millions de CHF et les charges sont pass\u00e9es de 96,8 \u00e0 106,4 millions de CHF. Ces chiffres refl\u00e8tent en premier lieu l'augmentation des charges d'int\u00e9r\u00eats. Le r\u00e9sultat r\u00e9alis\u00e9 a l\u00e9g\u00e8rement diminu\u00e9, passant de 119,8 \u00e0 118,2 millions de CHF, et le r\u00e9sultat total a baiss\u00e9 de 117,7 \u00e0 113,6 millions de CHF. Cela est d\u00fb \u00e0 des d\u00e9valuations l\u00e9g\u00e8rement plus \u00e9lev\u00e9es (-4,7 millions contre -2,1 millions de CHF l'ann\u00e9e pr\u00e9c\u00e9dente). La performance boursi\u00e8re du fonds sur les six premiers mois de l'ann\u00e9e (1,8%) a \u00e9t\u00e9 inf\u00e9rieure \u00e0 celle de l'indice de r\u00e9f\u00e9rence SXI Real Estate Funds TR (4,9%).<\/p>\n<h3>Foncipars affiche une performance de onze pour cent<\/h3>\n<p>Le fonds UBS \"Foncipars\" a augment\u00e9 les revenus locatifs de 5,4% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente et a maintenu le taux de d\u00e9faillance des loyers \u00e0 un niveau bas, actuellement de 1,7% (ann\u00e9e pr\u00e9c\u00e9dente : 1,3%). La performance de 11,0% est nettement sup\u00e9rieure \u00e0 l'indice de r\u00e9f\u00e9rence de 4,9%. Les revenus locatifs ont augment\u00e9 de 2,4 millions au premier semestre pour atteindre environ 47 millions de CHF. En revanche, les charges ont augment\u00e9 de 2,9 millions de CHF \u00e0 23,6 millions de CHF, notamment en raison de la hausse des co\u00fbts de financement, et le produit net n'a que l\u00e9g\u00e8rement diminu\u00e9 de 0,4 million de CHF \u00e0 23,5 millions de CHF. Le r\u00e9sultat d'\u00e9valuation s'\u00e9tant d\u00e9grad\u00e9 de 2,2 millions de CHF, le r\u00e9sultat total a recul\u00e9 de 25,1 millions \u00e0 22,5 millions de CHF.<\/p>\n<h3>\"Swissreal\" maintient un revenu net stable<\/h3>\n<p>L'UBS \"Swissreal\" a r\u00e9duit le taux de d\u00e9faillance des loyers \u00e0 3,8% au premier semestre. Les revenus locatifs ont augment\u00e9 de 1,5 million pour atteindre 54,4 millions de CHF. Des frais de financement plus \u00e9lev\u00e9s et des charges immobili\u00e8res plus importantes ont entra\u00een\u00e9 une augmentation des charges totales de 1,5 million \u00e0 23,4 millions de CHF. Au total, les produits nets sont rest\u00e9s pratiquement inchang\u00e9s \u00e0 31,3 millions de CHF et le r\u00e9sultat global n'a que l\u00e9g\u00e8rement baiss\u00e9 de 0,9 million de CHF pour atteindre 30,9 millions de CHF. Le r\u00e9sultat d'\u00e9valuation qui en a r\u00e9sult\u00e9 n'a \u00e9t\u00e9 que l\u00e9g\u00e8rement n\u00e9gatif, \u00e0 hauteur de 0,8 million de CHF. Avec 10,4%, la performance a \u00e9t\u00e9 nettement sup\u00e9rieure \u00e0 la moyenne pertinente du march\u00e9.<\/p>\n<h3>Residentia r\u00e9duit le taux de d\u00e9faillance des loyers<\/h3>\n<p>UBS Residentia a r\u00e9alis\u00e9 une performance de 3,1% au premier semestre. Celle-ci \u00e9tait certes inf\u00e9rieure \u00e0 l'indice de r\u00e9f\u00e9rence, mais repr\u00e9sente une nette am\u00e9lioration par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente (-2,0%). Le fonds a l\u00e9g\u00e8rement r\u00e9duit le taux de d\u00e9faillance des loyers de 12,8 \u00e0 11,6%. Les revenus locatifs sont rest\u00e9s pratiquement inchang\u00e9s \u00e0 5,8 millions de CHF, tandis que les charges ont augment\u00e9 de mani\u00e8re minime de 0,2 million de CHF pour atteindre 3,3 millions de CHF.
