La performance globale du fonds pour la p\u00e9riode sous revue, du 1er octobre 2015 au 30 septembre 2016, s'\u00e9l\u00e8ve \u00e0 16,13 pour cent.<\/p>\n<p>La valeur nette d'inventaire (VNI) s'\u00e9levait \u00e0 113,52 CHF au 30 septembre 2016, soit environ huit pour cent de plus que l'ann\u00e9e pr\u00e9c\u00e9dente (104,92 CHF). La marge de b\u00e9n\u00e9fice d'exploitation (marge EBIT) s'est \u00e9lev\u00e9e \u00e0 74,47 pour cent, le r\u00e9sultat total de l'exercice s'est \u00e9lev\u00e9 \u00e0 environ 11,9 millions de CHF.<\/p>\n<p>Les revenus locatifs se sont \u00e9lev\u00e9s \u00e0 12,79 millions de CHF. Le taux de d\u00e9faillance des loyers a l\u00e9g\u00e8rement augment\u00e9 par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, passant de 9,7 \u00e0 10,81%. Comme l'indique Procimmo, les principales raisons de cette hausse sont l'augmentation du nombre de logements vacants et les rabais sur les loyers accord\u00e9s pour garantir les contrats de location \u00e0 long terme, ainsi que les immeubles achet\u00e9s qui sont vacants.<\/p>\n<p>Le TER REF (GAV) est tomb\u00e9 \u00e0 1,10 pour cent (ann\u00e9e pr\u00e9c\u00e9dente : 1,17%).<\/p>\n<h2>La fortune du fonds augmente nettement<\/h2>\n<p>Au 30 septembre 2016, la fortune nette du fonds Procimmo Swiss Commercial II s'\u00e9levait \u00e0 CHF 186 millions, contre CHF 76,4 millions l'ann\u00e9e pr\u00e9c\u00e9dente. La fortune totale du fonds est pass\u00e9e de 108,1 millions en 2015 \u00e0 255,3 millions aujourd'hui.<\/p>\n<p>L'augmentation de capital r\u00e9alis\u00e9e en juin et juillet 2016 a permis de r\u00e9colter environ 61 millions de CHF qui, comme l'indique Procimmo, ont \u00e9t\u00e9 investis \"sans transition\" dans d'autres biens immobiliers.<\/p>\n<p>Au 30 septembre 2016, le Procimmo Swiss Commercial Fund II comptait dix-huit immeubles, principalement situ\u00e9s en Suisse al\u00e9manique.
