Le r\u00e9sultat du groupe corrig\u00e9 des effets de r\u00e9\u00e9valuation et des effets sp\u00e9ciaux a augment\u00e9 de 0,4% pour atteindre 18,1 millions de CHF. En revanche, le revenu des biens immobiliers a augment\u00e9 de mani\u00e8re significative, \u00e0 savoir de 3,1% \u00e0 33,8 millions de CHF. Zug Estates attribue ce r\u00e9sultat \u00e0 la baisse du taux d'inoccupation. Au cours de la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, des mesures de transformation avaient \u00e9t\u00e9 prises pour les surfaces de vente au d\u00e9tail dans l'avenue commerciale Metalli \u00e0 Zoug. Like for Like, les revenus locatifs ont augment\u00e9 de 2,1%.<\/p>\n<h3>Les entreprises \u00e9conomisent sur les d\u00e9penses d'h\u00f4tels et d'\u00e9v\u00e9nements<\/h3>\n<p>Dans le segment \"H\u00f4tellerie et restauration\", Zug Estates ressent une plus grande r\u00e9ticence des entreprises \u00e0 r\u00e9server des voyages et des \u00e9v\u00e9nements professionnels. Les recettes dans ce segment ont diminu\u00e9 de 5,5% \u00e0 7,7 millions de CHF. Le Gross Operating Profit (GOP) a diminu\u00e9 de 42,3 \u00e0 37,8%, ce qui est d\u00fb \u00e0 l'extension de l'offre de restauration l'ann\u00e9e derni\u00e8re, qui pr\u00e9sente une marge plus faible que l'activit\u00e9 h\u00f4teli\u00e8re. Au total, les produits d'exploitation de Zug Estates ont augment\u00e9 de 1,2% pour atteindre 43,4 millions de CHF. En revanche, les charges d'exploitation n'ont que l\u00e9g\u00e8rement augment\u00e9 de 0,6% pour atteindre 15,8 millions de CHF.<\/p>\n<h3>Gain de r\u00e9\u00e9valuation de 11,5 millions de CHF<\/h3>\n<p>La valeur de march\u00e9 du portefeuille a augment\u00e9 de 14,9 millions de CHF, soit 0,8%, pour atteindre 1,84 milliard de CHF au premier semestre. Ce chiffre comprend un gain de r\u00e9\u00e9valuation de 11,5 millions de CHF. Au cours de la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, une perte de r\u00e9\u00e9valuation de 18,3 millions de CHF avait \u00e9t\u00e9 enregistr\u00e9e. L'augmentation n'est pas due \u00e0 un taux d'escompte plus \u00e9lev\u00e9 - qui n'a chang\u00e9 que marginalement de 2,91% \u00e0 2,90% - mais, selon les indications, \u00e0 la situation de location et \u00e0 l'augmentation des revenus locatifs. Zug Estates chiffre les investissements dans le portefeuille \u00e0 3,5 millions de CHF, contre 22,8 millions de CHF pour la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, au cours de laquelle des parts de copropri\u00e9t\u00e9 suppl\u00e9mentaires ont \u00e9t\u00e9 acquises dans la soci\u00e9t\u00e9 Metalli \u00e0 Zoug.<\/p>\n<h3>Guidance confirm\u00e9e<\/h3>\n<p>Pour l'ensemble de l'ann\u00e9e, Zug Estates s'attend \u00e0 une augmentation des revenus immobiliers et \u00e0 une am\u00e9lioration du r\u00e9sultat op\u00e9rationnel dans le secteur immobilier. Fin 2024, le taux de vacance sera \"nettement inf\u00e9rieur\" \u00e0 celui de l'ann\u00e9e pr\u00e9c\u00e9dente. Dans le segment \"H\u00f4tellerie &amp; Restauration\", on s'attend \u00e0 un revenu total \"\u00e0 peu pr\u00e8s au niveau de l'ann\u00e9e pr\u00e9c\u00e9dente\" en raison de la baisse de la demande des grandes entreprises.
