Avec 4,0%, le taux de vacance \u00e9tait plus \u00e9lev\u00e9 qu'\u00e0 la fin de l'ann\u00e9e 2023 (3,6%), mais l\u00e9g\u00e8rement inf\u00e9rieur \u00e0 celui du 1er trimestre (4,1%). Le portefeuille comprenait 157 immeubles de placement. S'y ajoutaient deux sites et huit immeubles en d\u00e9veloppement.<\/p>\n<h3>Ventes nettement sup\u00e9rieures \u00e0 la valeur comptable<\/h3>\n<p>La principale transaction individuelle du semestre a \u00e9t\u00e9 l'achat de l'immeuble commercial du \"Quartier des Banques\" \u00e0 Gen\u00e8ve pour 58,0 millions de CHF. <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/regionen\/2024-07-02\/genf-psp-will-rothschild-zentrale-zum-hotel-umnutzen\/\" target=\"_blank\" rel=\"noopener\">(IB a rapport\u00e9)<\/a>. En revanche, six petits immeubles de placement situ\u00e9s \u00e0 des emplacements secondaires ont \u00e9t\u00e9 vendus pour un montant total de 82,5 millions de CHF. Le produit de la vente a d\u00e9pass\u00e9 leur derni\u00e8re \u00e9valuation de 11,3 millions de CHF, soit 16,1%. Comme l'a expliqu\u00e9 le CEO et CFO Giacomo Balzarini dans le cadre de la conf\u00e9rence de presse de bilan, les acheteurs \u00e9taient des acteurs tr\u00e8s diff\u00e9rents - entre autres des investisseurs priv\u00e9s et des institutionnels. Le march\u00e9 des offres n'\u00e9tait cependant pas du tout bas, il y avait deux \u00e0 trois ench\u00e9risseurs par objet.<\/p>\n<h3>Taux d'actualisation inchang\u00e9 en moyenne<\/h3>\n<p>Au total, les r\u00e9\u00e9valuations des biens immobiliers ont entra\u00een\u00e9 une revalorisation de 44,7 millions de CHF. La majeure partie de cette somme (31,2 millions) avait toutefois d\u00e9j\u00e0 \u00e9t\u00e9 g\u00e9n\u00e9r\u00e9e au premier trimestre. Le taux d'actualisation moyen pond\u00e9r\u00e9 pour l'ensemble du portefeuille est rest\u00e9 inchang\u00e9 \u00e0 3,85%, malgr\u00e9 des fluctuations sp\u00e9cifiques aux objets.<\/p>\n<h3>Co\u00fbts de financement plus \u00e9lev\u00e9s<\/h3>\n<p>Le r\u00e9sultat op\u00e9rationnel, c'est-\u00e0-dire le b\u00e9n\u00e9fice sans les r\u00e9sultats des immeubles, a diminu\u00e9 de 24,5% \u00e0 113,6 millions de CHF. Pour l'expliquer, PSP renvoie \u00e0 la dissolution d'imp\u00f4ts diff\u00e9r\u00e9s de 30,6 millions de CHF, qui avait marqu\u00e9 les chiffres comparatifs de l'ann\u00e9e pr\u00e9c\u00e9dente en tant qu'effet sp\u00e9cial. Les revenus immobiliers ont toutefois augment\u00e9 de 7,9% \u00e0 176,2 millions de CHF au premier semestre 2024. Les effets n\u00e9gatifs ont \u00e9t\u00e9 la baisse des recettes issues de la vente de projets de d\u00e9veloppement et de propri\u00e9t\u00e9s par \u00e9tage de 9,7 millions de CHF, la diminution des prestations propres activ\u00e9es de 1,7 million de CHF, une augmentation des charges d'exploitation de 0,4 million de CHF et une hausse des charges financi\u00e8res nettes de 8,5 millions de CHF. Les co\u00fbts de financement sont n\u00e9anmoins rest\u00e9s relativement bas, avec un co\u00fbt de la dette de 0,95% sur les quatre derniers trimestres (fin 2023 : 0,72%).<\/p>\n<h3>B\u00e9n\u00e9fice net de 156 millions<\/h3>\n<p>Le b\u00e9n\u00e9fice net est pass\u00e9 de 76,9 millions \u00e0 156,3 millions de CHF en raison de la r\u00e9\u00e9valuation d\u00e9j\u00e0 mentionn\u00e9e. Au premier semestre 2023, une d\u00e9valuation de 90,7 millions de CHF avait encore \u00e9t\u00e9 comptabilis\u00e9e. Avec un ratio de fonds propres de 53,4%, la base de fonds propres reste pratiquement inchang\u00e9e et solide.<\/p>\n<h3>Pr\u00e9visions confirm\u00e9es<\/h3>\n<p>Pour l'ensemble de l'ann\u00e9e, l'entreprise confirme la pr\u00e9vision, revue \u00e0 la hausse au 1er trimestre, d'un Ebitda hors r\u00e9sultats immobiliers de 300 millions de CHF (2023 : 297,7 millions de CHF). En ce qui concerne le taux de vacance, on s'attend toujours \u00e0 ce qu'il soit inf\u00e9rieur \u00e0 4% \u00e0 la fin de 2024.<\/p>\n<h3>Ventes \u00e0 Aarau, Berne, Fribourg, Lucerne et Olten<\/h3>\n<p>Il s'agissait des objets vendus :<\/p>\n<ul>\n<li>Aarau, Bahnhofstrasse 18<\/li>\n<li>Berne, Haslerstrasse 30\/Effingerstrasse 47<\/li>\n<li>Fribourg, Rue de la Banque 4\/Route des Alpes<\/li>\n<li>Lucerne, Maihofstrasse 1<\/li>\n<li>Olten, Baslerstrasse 44 <em>(aw)<\/em><\/li>\n<\/ul>","protected":false},"excerpt":{"rendered":"<p>Le b\u00e9n\u00e9fice augmente suite \u00e0 des r\u00e9\u00e9valuations.
