Par rapport \u00e0 la valeur comparative de l'ann\u00e9e pr\u00e9c\u00e9dente (1,2 million de CHF), cela correspond presque \u00e0 un doublement. Ce r\u00e9sultat a \u00e9t\u00e9 favoris\u00e9 par un r\u00e9sultat d'\u00e9valuation de 4,3 millions de CHF, nettement sup\u00e9rieur \u00e0 celui de la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente (0,8 million de CHF). Selon les informations fournies, les progr\u00e8s r\u00e9alis\u00e9s dans les projets de d\u00e9veloppement en sont la cause principale. Ina Invest met en avant les projets \"Rocket &amp; Tigerli\" (Lokstadt) \u00e0 Winterthour et \"Schaffhauserstrasse\" \u00e0 Zurich. Des ajustements de valeur n\u00e9gatifs ont en revanche \u00e9t\u00e9 enregistr\u00e9s pour les immeubles de bureaux. La valeur de march\u00e9 du portefeuille immobilier a augment\u00e9 au total de 10,5 millions ou 1,3% \u00e0 847 millions de CHF en raison des variations de valeur de march\u00e9 mentionn\u00e9es ainsi que des investissements.<\/p>\n<h3>R\u00e9sultat d'exploitation avant \u00e9valuation inf\u00e9rieur<\/h3>\n<p>Le r\u00e9sultat d'exploitation (EBIT), \u00e9valuation comprise, a augment\u00e9 de 63% pour atteindre 6,9 millions de CHF. Hors variations de la valeur de march\u00e9, le r\u00e9sultat d'exploitation a toutefois diminu\u00e9 de 3,4 millions \u00e0 2,6 millions de CHF. Malgr\u00e9 un portefeuille immobilier plus important, les charges d'exploitation n'ont que l\u00e9g\u00e8rement augment\u00e9, principalement en raison de co\u00fbts d'emprunt plus \u00e9lev\u00e9s. Avec 7,6 millions de CHF, les revenus locatifs se situent \u00e0 peu pr\u00e8s au niveau de la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente (S1 2023 : 7,9 millions de CHF).<\/p>\n<h3>Location \u00e0 Gen\u00e8ve<\/h3>\n<p>L'immeuble \"Elefant\" (Lokstadt) \u00e0 Winterthour a g\u00e9n\u00e9r\u00e9 un semestre complet de revenus locatifs. Dans l'immeuble \"Chemin des Olliquettes\" \u00e0 Gen\u00e8ve, trois des quatre \u00e9tages ont \u00e9t\u00e9 lou\u00e9s \u00e0 long terme au canton de Gen\u00e8ve. En revanche, des objets ont \u00e9t\u00e9 lib\u00e9r\u00e9s en raison d'une transformation imminente, comme la \"Rue du Valais\" \u00e0 Gen\u00e8ve.<\/p>\n<h3>R\u00e9f\u00e9rendum pour un grand projet \u00e0 Pratteln<\/h3>\n<p>Ina Invest annonce des progr\u00e8s pour de nombreux projets cl\u00e9s, comme l'obtention du permis de construire pour le casino dans les \"Lokstadt-Hallen\" \u00e0 Winterthour et pour le projet \"Rue du Valais\" \u00e0 Gen\u00e8ve, o\u00f9 le d\u00e9but des travaux est d\u00e9sormais possible un an plus t\u00f4t que pr\u00e9vu initialement. Les avant-projets \"Rocket &amp; Tigerli\" \u00e0 Winterthour et \"Unterfeld, Baufeld 3\" \u00e0 Baar sont termin\u00e9s. A Pratteln cependant, le plan de quartier \"Bredella West\" devra probablement faire l'objet d'un r\u00e9f\u00e9rendum \u00e0 l'automne.
