Une \u00e9tape importante a ainsi \u00e9t\u00e9 franchie.<\/p>\n<p>Les immeubles vendus sont ceux qui, en raison de leur performance ou de leur situation, ne sont pas au c\u0153ur de la strat\u00e9gie de placement. Gr\u00e2ce \u00e0 ces ventes, le rendement brut est pass\u00e9 \u00e0 plus de 4 % et le rendement net a augment\u00e9 de 25 points de base pour atteindre environ 3,4 %. Dans le m\u00eame temps, le taux d'inoccupation du fonds baisse \u00e0 moins de 4 %. \"Les ventes renforcent le profil du HSL Fund et am\u00e9liorent la stabilit\u00e9 et la rentabilit\u00e9 du portefeuille\", ajoute le communiqu\u00e9.<\/p>\n<p>D'autres ventes devraient \u00eatre conclues d'ici fin septembre 2024. Selon Helvetica, le taux de financement externe se stabilisera ensuite dans la fourchette cible pr\u00e9vue de 25 \u00e0 28 %.<\/p>\n<h3>\"Une base solide pour la croissance\"<\/h3>\n<p>Comme communiqu\u00e9 en avril 2024, les frais de gestion ont \u00e9t\u00e9 r\u00e9duits de 0,70 \u00e0 0,45 % avec effet r\u00e9troactif au d\u00e9but de l'ann\u00e9e. \"Combin\u00e9e aux autres mesures, cette mesure positionne le fonds comme un v\u00e9hicule d'investissement attractif par rapport \u00e0 ses concurrents\", communique Helvetica, qui voit dans une valeur nette d'inventaire d'environ 102 CHF par part une \"base solide pour continuer \u00e0 cro\u00eetre et \u00e0 gagner en valeur\".<\/p>\n<p>La strat\u00e9gie d'investissement est ax\u00e9e sur les zones r\u00e9sidentielles suburbaines dans les r\u00e9gions de croissance avec un segment de loyers plus bas.
