C'est la conclusion du dernier rapport de la soci\u00e9t\u00e9 allemande de conseil en commerce de d\u00e9tail Ecostra. Les signaux de croissance reconnaissables de ce format de vente au d\u00e9tail, qui s'\u00e9tait montr\u00e9 jusqu'\u00e0 pr\u00e9sent immunis\u00e9 contre la concurrence du commerce \u00e9lectronique, sont certes encore relativement modestes sur le plan quantitatif. Mais des projets dans le pipeline de d\u00e9veloppement laissent pr\u00e9sager une croissance plus forte \u00e0 l'avenir, selon Ecostra.<\/p>\n<h3>La surface de vente augmente de 7,6%<\/h3>\n<p>Au cours des douze derniers mois, le nombre de centres de magasins d'usine en Europe a l\u00e9g\u00e8rement augment\u00e9 pour atteindre 198 centres en activit\u00e9 (+0,5%). Leur surface de vente totale a en revanche augment\u00e9 de 7,6% sur la m\u00eame p\u00e9riode, pour atteindre pr\u00e8s de 3,3 millions de m\u00e8tres carr\u00e9s. L'une des ouvertures les plus importantes a \u00e9t\u00e9 celle du \"Designer Outlet Paris-Giverny\" \u00e0 Douains (France), r\u00e9alis\u00e9 par le leader europ\u00e9en McArthurGlen directement sur l'autoroute entre Paris et Le Havre. En revanche, les chercheurs d'Ecostra ont exclu des statistiques le centre de magasins d'usine quasiment vide de la ville bulgare de Sofia. Cependant, un remplacement moderne et de qualit\u00e9 est d\u00e9j\u00e0 en cours de construction dans la r\u00e9gion.<\/p>\n<h3>Des acteurs cherchent \u00e0 entrer dans le secteur<\/h3>\n<p>Du c\u00f4t\u00e9 des op\u00e9rateurs, les choses bougent \u00e9galement sur le march\u00e9. Ainsi, il y a quelques jours, le rachat de l'op\u00e9rateur autrichien Retail Outlet Shopping (ROS), num\u00e9ro cinq du march\u00e9, par le promoteur et investisseur fran\u00e7ais Frey SA a \u00e9t\u00e9 finalis\u00e9. Selon Ecostra, le groupe Frey cherchait depuis un certain temps d\u00e9j\u00e0 \u00e0 s'implanter sur le march\u00e9 des outlets. Frey a \u00e9galement d\u00e9j\u00e0 trouv\u00e9 son bonheur du c\u00f4t\u00e9 des objets. Ainsi, le \"Malm\u00f6 Designer Village\", en cours de construction en Su\u00e8de, a \u00e9t\u00e9 r\u00e9cemment acquis par le promoteur britannique Rioja Estates. Ce centre, d'une surface locative d'environ 18.000 m\u00b2, devrait \u00eatre mis sur le march\u00e9 au cours du deuxi\u00e8me semestre 2026.<\/p>\n<p>Selon Ecostra, une autre \u00e9volution importante a eu lieu sur le march\u00e9 des transactions. Dans le segment haut de gamme, l'investisseur britannique Hammerson plc, le principal actionnaire des centres de Value Retail, a c\u00e9d\u00e9 ses parts fin juillet 2024. Le volume de transaction pour cette seule op\u00e9ration s'\u00e9l\u00e8ve \u00e0 environ 1,7 milliard d'euros et repr\u00e9sente sans doute la plus grande transaction individuelle \u00e0 ce jour sur le march\u00e9 europ\u00e9en des outlets. Le directeur d'Ecostra, Johannes Will, pense que la vente de ces \"bijoux\" s'explique par les besoins en capitaux de Hammerson dans d'autres cat\u00e9gories d'actifs, notamment les centres commerciaux. L'acheteur, le fonds d'investissement am\u00e9ricain L Catterton, fait partie de la sph\u00e8re d'influence de Bernard Arnault, le patron du groupe de luxe LVMH.<\/p>\n<h3>Tendance : les centres commerciaux se convertissent<\/h3>\n<p>Le pipeline d'implantation de nouveaux centres outlet en Europe est actuellement plut\u00f4t limit\u00e9, ce sont les extensions de centres existants qui dominent. En Allemagne, par exemple, les surfaces destin\u00e9es \u00e0 cette forme de distribution se heurtent \u00e0 des obstacles particuli\u00e8rement importants. Ainsi, les autorit\u00e9s ont r\u00e9cemment rejet\u00e9 le projet d'extension du \"Designer Outlet Soltau\" dans le nord de l'Allemagne. Celui-ci devait \u00eatre agrandi de 5.000 \u00e0 15.000 m\u00e8tres carr\u00e9s. En revanche, les projets d'extension des sites de Zweibr\u00fccken et Montabaur (tous deux en Rh\u00e9nanie-Palatinat) semblent pouvoir \u00eatre men\u00e9s \u00e0 bien comme pr\u00e9vu.<\/p>\n<p>Une autre tendance en r\u00e9action \u00e0 la l\u00e9gislation restrictive en mati\u00e8re de construction est la reconversion de certaines surfaces de centres commerciaux en crise en outlets. Le projet le plus avanc\u00e9 est la reconversion d'une surface d'environ 9.000 m\u00b2 dans le centre commercial Huma \u00e0 Sankt Augustin pr\u00e8s de Bonn (Allemagne). Le niveau outlet qui y est pr\u00e9vu devrait \u00eatre ouvert en novembre de cette ann\u00e9e. Will rapporte que plusieurs centres commerciaux r\u00e9fl\u00e9chissent dans cette direction. Selon lui, les magasins d'usine sont souvent la seule possibilit\u00e9 de remplir les surfaces. Des concepts hybrides de centres commerciaux classiques et d'outlet centers seraient d\u00e9j\u00e0 \u00e9tablis depuis longtemps dans diff\u00e9rents pays europ\u00e9ens.<\/p>\n<p>Selon les statistiques d'Ecostra, la Suisse fait partie des dix march\u00e9s o\u00f9 le format est le plus pr\u00e9sent, avec cinq outletcenters et une surface de vente de 77 500 m\u00b2. Ecostra se montre plut\u00f4t r\u00e9serv\u00e9 quant aux perspectives de poursuite de la croissance en Suisse.
