Selon la mise \u00e0 jour estivale de l'Immo-Monitoring de W\u00fcest Partner, le nombre de demandes de nouvelles constructions de logements locatifs a augment\u00e9 de 22% au deuxi\u00e8me trimestre par rapport au m\u00eame trimestre de l'ann\u00e9e pr\u00e9c\u00e9dente. Des demandes de permis de construire ont \u00e9t\u00e9 d\u00e9pos\u00e9es pour 34 150 logements locatifs.<\/p>\n<p>Cette hausse concerne de nombreuses communes, en particulier les communes pendulaires, les centres moyens et les communes touristiques, \u00e9crivent les analystes de W\u00fcest Partner. Ils voient notamment une corr\u00e9lation positive entre la surface des zones \u00e0 b\u00e2tir encore non construites dans une r\u00e9gion et le nombre de nouveaux logements locatifs pr\u00e9vus dans cette r\u00e9gion. \"La nouvelle dynamique n'est donc pas n\u00e9cessairement le r\u00e9sultat d'activit\u00e9s de densification plus efficientes et efficaces, mais souvent une cons\u00e9quence de l'utilisation de zones \u00e0 b\u00e2tir non construites\", concluent les experts. Comme de nombreuses autorisations sont encore en suspens, il faudra encore voir si l'augmentation des demandes de permis de construire entra\u00eene effectivement un accroissement de l'activit\u00e9 de construction. De plus, il faut plusieurs ann\u00e9es entre la demande de permis de construire et l'ach\u00e8vement d'un bien immobilier. Cela signifie que l'\u00e9cart entre l'offre et la demande n'est pas encore compl\u00e8tement combl\u00e9 par l'augmentation actuelle des demandes de nouvelles constructions. A court terme, la p\u00e9nurie de logements devrait donc continuer \u00e0 marquer le march\u00e9 locatif suisse.<\/p>\n<h3>Les loyers augmentent de 6,4% au T2<\/h3>\n<p>Entre-temps, la p\u00e9nurie de logements locatifs qui s\u00e9vit encore continue \u00e0 faire grimper les loyers propos\u00e9s. L'indice classique des loyers propos\u00e9s a enregistr\u00e9 une hausse de 6,4 % au deuxi\u00e8me trimestre. \"Comme la construction de logements neufs est pour l'instant encore au point mort et que le<br \/>\nSi la croissance d\u00e9mographique reste dynamique, il ne faut pas s'attendre \u00e0 un renversement de tendance \u00e0 court terme en ce qui concerne l'\u00e9volution des prix des loyers propos\u00e9s\", peut-on lire.<\/p>\n<h3>Les prix des appartements en propri\u00e9t\u00e9 augmentent un peu plus<\/h3>\n<p>Compte tenu de la situation tendue sur le march\u00e9 du logement locatif ainsi que de la baisse des taux hypoth\u00e9caires, les prix des appartements en propri\u00e9t\u00e9 augmentent \u00e9galement en maints endroits de mani\u00e8re un peu plus dynamique qu'\u00e0 la fin de l'ann\u00e9e derni\u00e8re. Au deuxi\u00e8me trimestre 2024, les prix des appartements en propri\u00e9t\u00e9 ont augment\u00e9 de 3,5 % par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, et les maisons individuelles ont augment\u00e9 de 2,5 %. Selon W\u00fcest Partner, les march\u00e9s immobiliers sont particuli\u00e8rement en plein essor dans les r\u00e9gions touristiques du Valais et des Grisons, avec une forte croissance des prix aussi bien pour les r\u00e9sidences principales que pour les r\u00e9sidences secondaires. <em>(aw)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>W\u00fcest Partner voit des signes indiquant que la construction de logements locatifs se met en place.
