Par rapport au m\u00eame trimestre de l'ann\u00e9e pr\u00e9c\u00e9dente, les loyers du march\u00e9 sont plus \u00e9lev\u00e9s de 6,7 % pour les logements neufs et de 5,3 % pour les logements anciens. C'est ce que montrent les \u00e9valuations de Fahrl\u00e4nder Partner (FPRE).<\/p>\n<h3>Augmentation de 5% \u00e0 B\u00e2le<\/h3>\n<p>Dans presque toutes les r\u00e9gions, on observe une hausse des loyers du march\u00e9 par rapport au trimestre pr\u00e9c\u00e9dent. Les hausses de prix les plus marqu\u00e9es pour les logements anciens se situent dans les r\u00e9gions de B\u00e2le (+5,0%), de l'Espace alpin (+3,5%) ainsi que du Jura et de la Suisse orientale (+2,4% chacune). Seule la r\u00e9gion du sud de la Suisse enregistre une l\u00e9g\u00e8re baisse des loyers du march\u00e9 (-1,2 %).<\/p>\n<p>FPRE pr\u00e9voit une hausse des loyers de march\u00e9 \"sur un large front\" en 2024. D'une part, l'immigration devrait rester \u00e9lev\u00e9e en 2024. D'autre part, il ne faut pas s'attendre \u00e0 une reprise de l'activit\u00e9 de construction, ce qui fait que l'on ne construit pas suffisamment de logements pour satisfaire la demande.<\/p>\n<h3>Bureaux : recul trimestriel \u00e0 Zurich et dans le sud de la Suisse<\/h3>\n<p>Les loyers contractuels des nouvelles surfaces de bureaux en Suisse sont en l\u00e9g\u00e8re baisse par rapport au trimestre pr\u00e9c\u00e9dent (-0,7%), mais restent en hausse par rapport au m\u00eame trimestre de l'ann\u00e9e pr\u00e9c\u00e9dente (+4,2%). Des diff\u00e9rences r\u00e9gionales apparaissent : par rapport au trimestre pr\u00e9c\u00e9dent, les r\u00e9gions du lac L\u00e9man (+3,6%), du Mittelland (+1,6%) et de B\u00e2le (+0,8%) enregistrent des hausses, tandis que dans le sud de la Suisse (-5,0%), \u00e0 Zurich (-3,0%) et dans le nord de l'Allemagne (+0,8%), les loyers ont augment\u00e9.<br \/>\nen Suisse orientale (-1,2%). <em>(aw)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>La hausse des loyers de march\u00e9 pour les logements se poursuit au deuxi\u00e8me trimestre, surtout \u00e0 B\u00e2le.
