Un franc suisse fort et la baisse des prix des biens de consommation r\u00e9duisent l'inflation. Bien que la stabilit\u00e9 des prix soit d\u00e9sormais assur\u00e9e selon les crit\u00e8res de la BNS, la situation de la politique mon\u00e9taire doit continuer \u00e0 \u00eatre surveill\u00e9e.<\/p>\n<h3>Les fondations de placement bravent un environnement de march\u00e9 difficile<\/h3>\n<p>La hausse de l'inflation depuis 2022 a conduit \u00e0 la premi\u00e8re hausse des taux directeurs en Suisse depuis 2007. La sensibilit\u00e9 aux taux d'int\u00e9r\u00eat des fonds immobiliers suisses et les valorisations \u00e9lev\u00e9es ont entra\u00een\u00e9 une forte correction en 2022. La performance globale des fonds immobiliers cot\u00e9s, mesur\u00e9e par le SXI Real Estate Funds Broad Total Return, a chut\u00e9 de 15 % en 2022. En 2023, le march\u00e9 immobilier indirect a \u00e9volu\u00e9 lat\u00e9ralement. Pr\u00e9sentation de Zurich Invest SA<\/figcaption><\/figure>\n<p>En raison de fortes corrections des actions et des obligations, les ratios immobiliers des portefeuilles ont parfois d\u00e9pass\u00e9 les plafonds strat\u00e9giques ou r\u00e9glementaires. Certains investisseurs ont d\u00fb r\u00e9duire leur exposition aux titres immobiliers liquides, ce qui a accentu\u00e9 la chute en 2022. Le sentiment des investisseurs et les turbulences du march\u00e9 ont consid\u00e9rablement r\u00e9duit les flux de capitaux dans les v\u00e9hicules de placement.<\/p>\n<p>Contrairement aux fonds immobiliers cot\u00e9s, l'immobilier non cot\u00e9 s'est montr\u00e9 plus robuste, comme le montre l'indice Immo de la CAFP. Pr\u00e9sentation de Zurich Invest SA<\/figcaption><\/figure>\n<p>Alors que durant cette p\u00e9riode, la part des actions a \u00e9galement l\u00e9g\u00e8rement augment\u00e9, passant d'environ 28 \u00e0 pr\u00e8s de 29 pour cent, la part des obligations a fortement baiss\u00e9, passant de plus de 37 \u00e0 27 pour cent, notamment en raison des taux d'int\u00e9r\u00eat n\u00e9gatifs.<br \/>\nL'immobilier contribue donc largement \u00e0 la protection du patrimoine et \u00e0 la performance des institutions de pr\u00e9voyance.<\/p>\n<h3>Pr\u00e9sence de facteurs contradictoires<\/h3>\n<p>Actuellement, la valeur de l'immobilier suisse est d\u00e9termin\u00e9e par des facteurs contradictoires. Bien que l'immigration en provenance de l'\u00e9tranger soutienne la demande locative dans les zones urbaines centrales, l'offre n'augmente pas.
