Le total des revenus du fonds est pass\u00e9 de 28,8 \u00e0 29,4 millions de CHF. Cependant, les charges totales ont \u00e9galement augment\u00e9, passant d'environ 10,0 \u00e0 11,3 millions de CHF. En raison de la hausse des int\u00e9r\u00eats hypoth\u00e9caires, le r\u00e9sultat net a l\u00e9g\u00e8rement baiss\u00e9, passant de 18,8 \u00e0 18,1 millions de CHF. Le dividende reste inchang\u00e9 \u00e0 5,50 CHF. Le rendement de la distribution passe de 4,58 \u00e0 4,63%. Le r\u00e9sultat total a cependant baiss\u00e9 de 19,8 millions \u00e0 14,5 millions de CHF. Cela s'explique par des pertes en capital non r\u00e9alis\u00e9es de 3,9 millions de CHF. L'ann\u00e9e pr\u00e9c\u00e9dente, le bilan affichait encore une hausse de 0,6 million de CHF. Le taux d'endettement du fonds est pass\u00e9 de 22,9 \u00e0 26,7%.<\/p>\n<p>Le seul achat de l'exercice a \u00e9t\u00e9 l'acquisition du bien immobilier Route de Reculan 1 et 3 \u00e0 Ecublens. Selon le rapport annuel, aucune vente n'a eu lieu. En outre, le fonds a lou\u00e9 17 000 m\u00b2 avec un revenu locatif annualis\u00e9 de 2,5 millions de CHF. La plus grande nouvelle location a \u00e9t\u00e9 effectu\u00e9e sur le site de La Coche 1 \u00e0 Roche (VD) avec une surface totale de 4 081 m\u00b2 et un revenu locatif annualis\u00e9 de 408 000 CHF. Les revenus locatifs ont \u00e9galement \u00e9t\u00e9 influenc\u00e9s par deux achats effectu\u00e9s \u00e0 la fin de l'ann\u00e9e 2022, \u00e0 Brigue (VS) et \u00e0 Monthey (VS).<\/p>\n<p>Selon le fonds, le potentiel de d\u00e9veloppement \u00e0 long terme est de plus de 120 millions de CHF.
