Cette croissance a \u00e9t\u00e9 r\u00e9alis\u00e9e aussi bien de mani\u00e8re organique que par acquisition, pr\u00e9cise le communiqu\u00e9. L'EBITDA avant r\u00e9\u00e9valuations et plus-values de cession a recul\u00e9 de 53,5 millions \u00e0 50,1 millions de CHF.<\/p>\n<p>Le taux d'actualisation moyen r\u00e9el plus \u00e9lev\u00e9 de 2,97% (ann\u00e9e pr\u00e9c\u00e9dente : 2,74%) a entra\u00een\u00e9 une d\u00e9pr\u00e9ciation de 47,7 millions de CHF. Il en r\u00e9sulte une perte d'exploitation (EBIT) de 1,5 million de CHF. L'ann\u00e9e pr\u00e9c\u00e9dente, l'EBIT s'\u00e9tait \u00e9lev\u00e9 \u00e0 180,4 millions de CHF gr\u00e2ce \u00e0 d'importants b\u00e9n\u00e9fices de cession et de revalorisation. La perte nette s'est \u00e9lev\u00e9e \u00e0 5,4 millions de CHF, contre un b\u00e9n\u00e9fice de 151,8 millions de CHF l'ann\u00e9e pr\u00e9c\u00e9dente. Hors effets de r\u00e9\u00e9valuation, le b\u00e9n\u00e9fice net a recul\u00e9 de 93,8 \u00e0 35,5 millions de CHF. Le chiffre de l'ann\u00e9e pr\u00e9c\u00e9dente comprenait des gains de cession de 63,4 millions de CHF.<\/p>\n<p>\"La baisse de la valorisation de notre portefeuille r\u00e9sultant de la hausse des taux d'int\u00e9r\u00eat est li\u00e9e au march\u00e9\", commente St\u00e9phane Bonvin, CEO du groupe Investis. \"Cela n'affecte pas la forte capacit\u00e9 b\u00e9n\u00e9ficiaire et la qualit\u00e9 sup\u00e9rieure du portefeuille\".<\/p>\n<h3>L'activit\u00e9 de services contribue pour 40% au r\u00e9sultat<\/h3>\n<p>Dans le segment Properties, le chiffre d'affaires a recul\u00e9 de 57,8 \u00e0 53,1 millions de CHF en raison des ventes. Sur une base like-for-like, les revenus locatifs ont augment\u00e9 de 3,1%. Le taux d'inoccupation a baiss\u00e9 de 1,3 \u00e0 0,9%. Gr\u00e2ce \u00e0 l'achat de deux immeubles et \u00e0 l'augmentation des revenus locatifs, les revenus locatifs th\u00e9oriques sont pass\u00e9s de 53,9 millions \u00e0 57,9 millions de CHF. Dans le segment Real Estate Services, le chiffre d'affaires a augment\u00e9 de 4,7% pour atteindre 181,7 millions de CHF. La marge EBIT de ce segment a atteint 9,9% (ann\u00e9e pr\u00e9c\u00e9dente : 10,6%). Ce segment contribue ainsi \u00e0 hauteur d'environ 40% au r\u00e9sultat d'exploitation du groupe.<\/p>\n<p>Le Loan-to-value (LTV) du groupe se situe \u00e0 un niveau bas de 26%. Le portefeuille immobilier a \u00e9t\u00e9 \u00e9valu\u00e9 \u00e0 1,52 milliard de CHF.<\/p>\n<h3>Normalisation du march\u00e9 attendue<\/h3>\n<p>Pour 2024, Investis s'attend \u00e0 une normalisation du march\u00e9. On s'attend \u00e0 une liquidit\u00e9 accrue du march\u00e9 de l'investissement gr\u00e2ce au retour des investisseurs institutionnels. Sur le march\u00e9 de la location en Suisse romande, il faut s'attendre \u00e0 ce que les loyers continuent d'augmenter en raison de l'immigration continue. \"Investis est convaincue d'\u00eatre
