Sur le plan op\u00e9rationnel, la soci\u00e9t\u00e9 immobili\u00e8re a en revanche progress\u00e9 : Les revenus locatifs ont augment\u00e9 de 6,3% \u00e0 65,3 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 61,5 millions), ce qui, selon l'entreprise, est principalement d\u00fb \u00e0 l'indexation, \u00e0 une diminution des p\u00e9riodes sans loyer et \u00e0 une baisse du taux de vacance \u00e0 4,6% (ann\u00e9e pr\u00e9c\u00e9dente : 5,8%).<\/p>\n<p>La valeur du portefeuille immobilier a augment\u00e9 de 2,2% pour atteindre 1,54 milliard de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 1,5 milliard) ; une perte nette de r\u00e9\u00e9valuation non r\u00e9alis\u00e9e de 9,7 millions de CHF a \u00e9t\u00e9 enregistr\u00e9e. Le WAULT est rest\u00e9 stable \u00e0 8,1 ans au 31 d\u00e9cembre 2023 (8,2 ans au 31 d\u00e9cembre 2022). Epic a investi 43,4 millions de CHF au cours de l'ann\u00e9e sous revue, dont la majeure partie (37,4 millions) a \u00e9t\u00e9 consacr\u00e9e aux projets de d\u00e9veloppement tels que le projet Pulse \u00e0 Cheseaux-sur-Lausanne.<\/p>\n<p>L'EBITDA, y compris la r\u00e9\u00e9valuation des biens immobiliers, a recul\u00e9 de 44,0 \u00e0 42,7 millions de CHF. En excluant la perte de r\u00e9\u00e9valuation et les frais d'IPO de 5,9 millions de CHF, l'EBITDA ajust\u00e9 s'est am\u00e9lior\u00e9 de 7,0% \u00e0 52,4 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 48,9 millions).<\/p>\n<p>Le r\u00e9sultat financier pour 2023 a affich\u00e9 une charge nette de 22,7 millions, alors que l'ann\u00e9e pr\u00e9c\u00e9dente il y avait encore un produit net de 20,8 millions de CHF. Cette baisse est principalement due \u00e0 la r\u00e9\u00e9valuation des instruments de couverture, qui a entra\u00een\u00e9 une perte nette non r\u00e9alis\u00e9e de CHF 20,3 millions, explique l'Epic.<\/p>\n<p>Le b\u00e9n\u00e9fice (y compris les effets de r\u00e9\u00e9valuation) a diminu\u00e9 par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, passant de 56,4 millions de CHF \u00e0 17,6 millions de CHF. Corrig\u00e9 des effets de r\u00e9\u00e9valuation et des frais d'IPO, le b\u00e9n\u00e9fice corrig\u00e9 s'\u00e9l\u00e8ve \u00e0 40,9 millions de CHF.
