Au 31 d\u00e9cembre 2023, la valeur nette d'inventaire passera de 961 \u00e0 727 millions de CHF. La distribution sera r\u00e9duite de 35 \u00e0 27 CHF. En novembre 2023, le fonds \u00e9tait pass\u00e9 \u00e0 un produit bas\u00e9 sur la VNI <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/unternehmen\/2023-11-27\/cs-ref-international-wertet-um-neun-prozent-ab\/\" target=\"_blank\" rel=\"noopener\">(IB a rapport\u00e9)<\/a>.<\/p>\n<p>CS Asset Management \u00e9crit qu'il n'a pas pu se soustraire \u00e0 l'\u00e9volution des march\u00e9s immobiliers mondiaux. Le rendement des placements de l'ann\u00e9e pr\u00e9c\u00e9dente, qui \u00e9tait de -6,8 %, s'est d\u00e9t\u00e9rior\u00e9 \u00e0 -21,5 %. La valeur v\u00e9nale des immeubles a diminu\u00e9 d'environ 30 %, passant de 3,7 milliards \u00e0 2,5 milliards de CHF. Ce recul s'explique d'une part par des d\u00e9valuations dans le portefeuille existant et d'autre part par la vente de plusieurs immeubles. Le taux d'actualisation moyen r\u00e9el a nettement augment\u00e9, passant de 4,51 % \u00e0 5,39 %. Le taux de d\u00e9faillance des loyers a l\u00e9g\u00e8rement augment\u00e9, passant de 8,5 \u00e0 8,7 %. Les revenus locatifs ont diminu\u00e9 de 9,6 % \u00e0 191,6 millions de CHF, ce qui serait d\u00fb aux effets de change et \u00e0 la vente d'immeubles. En revanche, les charges totales ont augment\u00e9 de 13,2 millions de CHF \u00e0 120,0 millions de CHF - notamment en raison de l'augmentation des d\u00e9penses d'entretien, de la hausse des imp\u00f4ts sur le b\u00e9n\u00e9fice et le capital ainsi que des int\u00e9r\u00eats hypoth\u00e9caires. Le taux d'endettement est pass\u00e9 de 26,7 \u00e0 31,4 %.<\/p>\n<p>En raison du passage \u00e0 un produit bas\u00e9 sur la VNI en novembre 2023, le CS REF International ne pr\u00e9sente plus d'agio, respectivement de disagio (ann\u00e9e pr\u00e9c\u00e9dente : disagio de 18,9 %). \"La mise \u00e0 disposition d'une possibilit\u00e9 de placement de parts de fonds continue d'\u00eatre examin\u00e9e\", indique un communiqu\u00e9.<\/p>\n<p>Au 31 d\u00e9cembre 2023, des r\u00e9siliations ont \u00e9t\u00e9 re\u00e7ues pour 687 228 parts, ce qui repr\u00e9sente 22,5 % des parts en circulation. \"Les parts r\u00e9sili\u00e9es seront rembours\u00e9es, en respectant le d\u00e9lai de r\u00e9siliation ordinaire, probablement en avril 2025\", pr\u00e9cise le communiqu\u00e9. Les 407.787 parts d\u00e9nonc\u00e9es \u00e0 la fin de l'exercice 2022 seront rembours\u00e9es le 24 avril 2024.<\/p>\n<p>Au cours de l'exercice 2023, CS REF International a r\u00e9duit son portefeuille immobilier de sept immeubles pour le ramener \u00e0 47.
