Le b\u00e9n\u00e9fice net sans les effets de la r\u00e9\u00e9valuation a l\u00e9g\u00e8rement augment\u00e9, mais en incluant les effets de la r\u00e9\u00e9valuation, il a diminu\u00e9 de plus de 60% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Au cours de l'exercice 2023, Fundamenta a pu maintenir le revenu locatif net r\u00e9el stable \u00e0 41,0 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 40,9 millions de CHF), malgr\u00e9 une diminution temporaire des revenus de 1,3 million de CHF due \u00e0 des repositionnements. Le taux de vacance a \u00e9t\u00e9 r\u00e9duit de 1,6% \u00e0 1,3%.<\/p>\n<p>Le b\u00e9n\u00e9fice net hors r\u00e9\u00e9valuations a augment\u00e9 de 2,3% \u00e0 20,3 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 19,9 millions de CHF), selon les indications de l'entreprise, principalement en raison de la r\u00e9duction des frais administratifs et de la baisse des imp\u00f4ts sur le revenu. La vente de trois immeubles a contribu\u00e9 \u00e0 hauteur de 0,9 million de CHF au b\u00e9n\u00e9fice net sans effets de r\u00e9\u00e9valuation. Le b\u00e9n\u00e9fice net ordinaire avec r\u00e9\u00e9valuations a cependant nettement diminu\u00e9 : il est pass\u00e9 de 22,3 millions de CHF l'ann\u00e9e pr\u00e9c\u00e9dente \u00e0 8,3 millions de CHF aujourd'hui. Cela s'explique par des d\u00e9pr\u00e9ciations du portefeuille de plus de 10 millions de CHF (0,8% du volume du portefeuille). Fin 2023, la valeur au bilan \u00e9tait de 1,2 milliard de CHF.<\/p>\n<p>Le dividende pour l'exercice devrait s'\u00e9lever \u00e0 0,55 CHF\/action, comme l'ann\u00e9e pr\u00e9c\u00e9dente.
