La valeur v\u00e9nale des immeubles est pass\u00e9e de 3,2 \u00e0 3,3 milliards de CHF, l'augmentation \u00e9tant due \u00e0 la r\u00e9alisation de nouveaux projets de construction. Le taux d'actualisation moyen r\u00e9el est pass\u00e9 de 2,78 % \u00e0 2,89 %. Le taux de d\u00e9faillance des loyers est rest\u00e9 constant \u00e0 3,8 %. En revanche, les revenus locatifs ont augment\u00e9 de 5,9 % \u00e0 119,5 millions de CHF, les charges totales ayant augment\u00e9 de 7,4 millions \u00e0 55,5 millions de CHF - notamment en raison de la hausse des int\u00e9r\u00eats hypoth\u00e9caires. La distribution par part diminue de 3,40 \u00e0 3,20 CHF. Le taux d'endettement s'est \u00e9tabli \u00e0 25,5 %. L'agio a l\u00e9g\u00e8rement diminu\u00e9, passant de 2,7 % \u00e0 1,4 %. La performance s'est am\u00e9lior\u00e9e, passant de -27,74 \u00e0 -1,0 %, mais est rest\u00e9e inf\u00e9rieure \u00e0 celle de l'indice de r\u00e9f\u00e9rence (SXI Real Estate Funds Broad : 5,0 %).<\/p>\n<p>Au cours de l'exercice 2023, le fonds a achev\u00e9 l'Allverte \u00e0 Allschwil, la sur\u00e9l\u00e9vation du Lokwerk \u00e0 Winterthour, le Parco Brentani \u00e0 Lugano ainsi que le lotissement Cosmos \u00e0 D\u00fcbendorf et les a d\u00e9j\u00e0 en grande partie remis aux locataires. Le Breitipark \u00e0 Schaffhouse est d\u00e9j\u00e0 enti\u00e8rement lou\u00e9, la derni\u00e8re maison devant \u00eatre achev\u00e9e en ao\u00fbt 2024. Le lotissement Tivoli Garten \u00e0 Spreitenbach devrait \u00eatre achev\u00e9 au printemps 2025.<\/p>\n<h3>Les fonds Hospitality affichent une performance de 16,1 %<\/h3>\n<p>Au cours de l'exercice 2023, le Credit Suisse Real Estate Fund Hospitality a r\u00e9alis\u00e9 un rendement des placements de -0,2 % (ann\u00e9e pr\u00e9c\u00e9dente : 6,4 %). La valeur v\u00e9nale des immeubles a baiss\u00e9 de 862,5 \u00e0 836,0 millions de CHF en raison de la vente de cinq immeubles et de la d\u00e9pr\u00e9ciation du portefeuille. Le taux d'actualisation moyen r\u00e9el est pass\u00e9 de 3,07 % \u00e0 3,16 %. Le taux de d\u00e9faillance des loyers s'est \u00e9tabli \u00e0 un faible 0,5 % (ann\u00e9e pr\u00e9c\u00e9dente : 0,2 %). Les revenus locatifs ont augment\u00e9 de 3,9% pour atteindre 32,5 millions de CHF et les charges totales ont baiss\u00e9 de 0,7 million de CHF pour atteindre 9,7 millions de CHF - malgr\u00e9 l'augmentation des int\u00e9r\u00eats hypoth\u00e9caires. La distribution par part est rest\u00e9e constante \u00e0 2,50 CHF et le taux d'endettement s'est \u00e9lev\u00e9 \u00e0 20,6 %. Le fonds s'est redress\u00e9 sur le march\u00e9 secondaire de la SIX Swiss Exchange, ce qui s'est traduit par une baisse du disagio de -20,5 % l'ann\u00e9e pr\u00e9c\u00e9dente \u00e0 -8,0 %. La performance s'est am\u00e9lior\u00e9e, passant de -17,68 \u00e0 +16,1%, surperformant ainsi l'indice de r\u00e9f\u00e9rence.<\/p>\n<p>Le fonds a vendu cinq immeubles \u00e0 Zermatt. La r\u00e9novation et la r\u00e9affectation de la tour de la Schulstrasse 44 \u00e0 Zurich-Oerlikon sous le nom de projet \"Oerlikon One\" sont en cours. Lorsqu'il sera achev\u00e9 \u00e0 l'\u00e9t\u00e9 2025, l'immeuble comprendra un h\u00f4tel lifestyle de la marque \"Mama Shelter\" avec 174 chambres ainsi que, d\u00e9sormais, 124 appartements.<\/p>\n<h3>LivingPlus r\u00e9duit le taux de vacance \u00e0 2,2 %<\/h3>\n<p>Au cours de l'exercice, le Credit Suisse Real Estate Fund LivingPlus a r\u00e9alis\u00e9 un rendement des placements de 1,3 % (ann\u00e9e pr\u00e9c\u00e9dente : 4,0 %). La valeur v\u00e9nale des immeubles a baiss\u00e9 d'un peu plus de 18 millions pour s'\u00e9tablir \u00e0 3,1 milliards de francs. Le taux d'actualisation moyen a augment\u00e9 de 2,98 \u00e0 3,05 %, tandis que le taux de d\u00e9faillance des loyers a baiss\u00e9 de 2,6 \u00e0 2,2 %. Selon les indications de la direction du fonds, cela correspond au niveau de vacance le plus bas depuis le lancement du fonds en d\u00e9cembre 2007. Les recettes locatives ont augment\u00e9 de 1,7 % \u00e0 133,8 millions de CHF, les charges totales ayant augment\u00e9 de 3,0 millions \u00e0 59,7 millions de CHF - notamment en raison de la hausse des int\u00e9r\u00eats hypoth\u00e9caires. La distribution par part est rest\u00e9e constante \u00e0 3,60 CHF. Le taux d'endettement s'est \u00e9lev\u00e9 \u00e0 21,9 %. L'agio du Living Plus a augment\u00e9 au cours de l'exercice, passant de 20,4 % \u00e0 27,9 %. La performance s'est am\u00e9lior\u00e9e, passant de -22,77 \u00e0 +6,9 %, ce qui est sup\u00e9rieur \u00e0 l'indice de r\u00e9f\u00e9rence.<\/p>\n<p>Au cours de l'exercice 2023, de nouveaux immeubles \u00e0 Bad Zurzach ainsi qu'\u00e0 Lugano Porza ont \u00e9t\u00e9 achev\u00e9s et remis aux locataires - les deux objets sont enti\u00e8rement lou\u00e9s. Un projet de construction de logements au Petit-Lancy avec 198 micro-appartements sera achev\u00e9 au printemps 2025 et est lou\u00e9 \u00e0 long terme \u00e0 un exploitant.
