(Photo : Intershop)<\/figcaption><\/figure>\n<p>D'un point de vue op\u00e9rationnel, Intershop Holding qualifie 2023 d'\"ann\u00e9e r\u00e9jouissante\". Comme le fait savoir l'entreprise immobili\u00e8re, l'augmentation des revenus nets des immeubles ainsi que les r\u00e9sultats de la vente de propri\u00e9t\u00e9s par \u00e9tage et d'immeubles de rendement et de d\u00e9veloppement ont \u00e9t\u00e9 les moteurs de cette bonne \u00e9volution. Le b\u00e9n\u00e9fice net s'est \u00e9lev\u00e9 \u00e0 82,5 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 145,5 millions de CHF).<\/p>\n<p>Le conseil d'administration propose \u00e0 l'assembl\u00e9e g\u00e9n\u00e9rale, \"en raison du b\u00e9n\u00e9fice net r\u00e9jouissant et de la bonne dotation en fonds propres\", d'augmenter le dividende ordinaire de 10%, le faisant passer de 25 CHF par action \u00e0 27,50 CHF.<\/p>\n<p>Les revenus immobiliers ont augment\u00e9 de 5,8% pour atteindre 80,5 millions de CHF, ce qui, selon Intershop, est principalement d\u00fb \u00e0 des succ\u00e8s de location et \u00e0 des augmentations de loyer suite \u00e0 des adaptations d'indices. Le rendement brut du portefeuille de rendement s'est \u00e9lev\u00e9 \u00e0 5,6%, le rendement net \u00e0 4,9%.<\/p>\n<h3>Succ\u00e8s des ventes nettement inf\u00e9rieur \u00e0 celui de l'ann\u00e9e pr\u00e9c\u00e9dente<\/h3>\n<p>Le r\u00e9sultat de la vente d'immeubles s'est \u00e9lev\u00e9 \u00e0 31,6 millions de CHF ; trois immeubles de rapport, un immeuble en d\u00e9veloppement et une parcelle de terrain ont \u00e9t\u00e9 vendus, et 60 appartements en copropri\u00e9t\u00e9 ont \u00e9t\u00e9 transf\u00e9r\u00e9s \u00e0 Baden. En revanche, Intershop n'a pas retrouv\u00e9 le b\u00e9n\u00e9fice de vente de 133,2 millions de CHF de l'ann\u00e9e pr\u00e9c\u00e9dente, qui \u00e9tait d\u00fb en grande partie \u00e0 la vente du projet de d\u00e9veloppement \u00e0 Au-W\u00e4denswil.<\/p>\n<p>Une autre unit\u00e9 de propri\u00e9t\u00e9 par \u00e9tage a \u00e9t\u00e9 acquise dans le \"Sihlcenter\" \u00e0 Zurich.<\/p>\n<h3>L\u00e9g\u00e8re revalorisation du portefeuille<\/h3>\n<p>Le portefeuille comprend 43 immeubles, y compris des immeubles de d\u00e9veloppement et de promotion, d'une valeur de 1,38 milliard de CHF. Selon Intershop, la r\u00e9\u00e9valuation du portefeuille a entra\u00een\u00e9 une revalorisation de 12 millions de CHF, soit 0,9% de la valeur du portefeuille. Le taux d'inoccupation de l'ensemble du portefeuille a baiss\u00e9 de 2,6 points de pourcentage pour atteindre 10,7%, le taux d'inoccupation des immeubles de rapport s'\u00e9l\u00e8ve \u00e0 7,4% (ann\u00e9e pr\u00e9c\u00e9dente : 10,1%).<\/p>\n<p>Au cours du premier trimestre, le b\u00e2timent commercial \"M\u00e9tiers Vernier\", d'une surface d'environ 12 500 m\u00b2 sur quatre \u00e9tages, devrait \u00eatre achev\u00e9. \"Des n\u00e9gociations de bail avanc\u00e9es sont en cours avec plusieurs parties int\u00e9ress\u00e9es\", indique Intershop.<\/p>\n<p>A B\u00e2le, Intershop r\u00e9alise la construction de remplacement du centre commercial de la Lehenmattstrasse. D'ici la fin de l'ann\u00e9e, 1 800 m\u00b2 de surface de commerce de d\u00e9tail seront construits ; des contrats de location \u00e0 long terme auraient \u00e9t\u00e9 conclus avec Migros comme locataire d'ancrage et une boulangerie. Les travaux de r\u00e9novation et d'extension des tours d'habitation sur le site sont d\u00e9j\u00e0 termin\u00e9s.<\/p>\n<h3>Les acquisitions en point de mire<\/h3>\n<p>Apr\u00e8s une phase de d\u00e9sinvestissement, Intershop annonce que l'accent sera \u00e0 nouveau mis sur les acquisitions cette ann\u00e9e. Mais des ventes promettant une contribution au b\u00e9n\u00e9fice sont \u00e9galement pr\u00e9vues. La poursuite de la r\u00e9duction des locaux vacants et le d\u00e9veloppement immobilier sont \u00e9galement prioritaires.
