Alors que l'ann\u00e9e pr\u00e9c\u00e9dente, le portefeuille avait encore \u00e9t\u00e9 revaloris\u00e9 de 16,5 millions de CHF, une d\u00e9valorisation de 64,5 millions de CHF a \u00e9t\u00e9 enregistr\u00e9e. Cette baisse est notamment due \u00e0 l'\u00e9valuation plus faible du portefeuille de logements en Suisse romande ainsi qu'\u00e0 l'immeuble de la Freiburgstrasse \u00e0 Berne, \u00e9crit Allreal pour justifier cette d\u00e9cision. La hausse des taux d'actualisation et de capitalisation a en outre entra\u00een\u00e9 une l\u00e9g\u00e8re pression \u00e0 la baisse. En incluant l'effet de la r\u00e9\u00e9valuation, le r\u00e9sultat d'entreprise a baiss\u00e9 de 65,2 millions de CHF (2022 : 154,7 millions de CHF). La valeur de march\u00e9 du portefeuille Allreal est rest\u00e9e quasiment inchang\u00e9e en 2023 (5,08 milliards de CHF) par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente (5,10 milliards).<\/p>\n<h3>Segment de l'immobilier avec des revenus locatifs plus \u00e9lev\u00e9s<\/h3>\n<p>Dans le secteur immobilier, les revenus locatifs ont augment\u00e9 de 2,6% \u00e0 219,8 millions de CHF, et ce malgr\u00e9 la vente de deux immeubles \u00e0 B\u00e2le l'ann\u00e9e pr\u00e9c\u00e9dente et la vente d'un immeuble \u00e0 Urdorf (ZH) au premier semestre. La croissance des revenus r\u00e9sulte principalement de l'indexation des loyers commerciaux sur le rench\u00e9rissement et de l'augmentation du taux d'int\u00e9r\u00eat de r\u00e9f\u00e9rence pour les loyers d'habitation ; l'ach\u00e8vement de la modernisation de l'immeuble de la Bellerivestrasse 36 \u00e0 Zurich a \u00e9galement eu un impact. Cet immeuble de bureaux enti\u00e8rement lou\u00e9 g\u00e9n\u00e8re \u00e0 nouveau des revenus depuis le troisi\u00e8me trimestre. Le taux de vacance est rest\u00e9 bas, \u00e0 1,7% (ann\u00e9e pr\u00e9c\u00e9dente : 1,6%). Au final, le segment Immobilier a r\u00e9alis\u00e9 un r\u00e9sultat d'entreprise hors effet de r\u00e9\u00e9valuation de 124,4 millions de CHF (2022 : 133,6 millions).<\/p>\n<p>Allreal a conclu de nouveaux contrats de location pour 52 200 m\u00b2. Ainsi, l'entreprise de transport BLS est d\u00e9sormais le nouveau locataire d'ancrage de l'immeuble de la Freiburgstrasse \u00e0 Berne, et des contrats de location importants ont \u00e9galement \u00e9t\u00e9 conclus avec des locataires de renom pour les surfaces lib\u00e9r\u00e9es dans le Richtiring \u00e0 Wallisellen (ZH), indique le communiqu\u00e9.<\/p>\n<h3>Le secteur du d\u00e9veloppement avec un volume de r\u00e9alisation plus faible<\/h3>\n<p>Dans le segment D\u00e9veloppement &amp; R\u00e9alisation, le r\u00e9sultat a nettement baiss\u00e9 alors que la marge brute est rest\u00e9e stable. Le r\u00e9sultat de l'activit\u00e9 commerciale est pass\u00e9 de 54,6 millions \u00e0 37,7 millions de CHF. L'entreprise explique cette \u00e9volution par la baisse du volume des projets dans le secteur de la r\u00e9alisation et par un effet unique r\u00e9sultant de la vente d'une r\u00e9serve de d\u00e9veloppement l'ann\u00e9e pr\u00e9c\u00e9dente. En raison de la hausse des taux d'int\u00e9r\u00eat, les co\u00fbts de financement ont sensiblement augment\u00e9 par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>La demande de permis de construire pour le projet Eggen \u00e0 Lucerne a constitu\u00e9 une \u00e9tape importante dans les projets de d\u00e9veloppement. <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/ib\/2023-11-28\/54638\/\" target=\"_blank\" rel=\"noopener\">(IB a rapport\u00e9)<\/a> et le d\u00e9but de la r\u00e9alisation du projet de l'avenue du Cur\u00e9-Baud au Grand-Lancy (GE), o\u00f9 un immeuble de 13 appartements en PPE sera construit dans les deux prochaines ann\u00e9es. Le projet Inzlingerstrasse \u00e0 Riehen (BS) est pr\u00eat \u00e0 \u00eatre r\u00e9alis\u00e9, mais attend encore l'autorisation de construire de la part des autorit\u00e9s. Il est pr\u00e9vu d'y construire 17 maisons jumel\u00e9es.<\/p>\n<h3>\"Capital Recycling\" continue<\/h3>\n<p>Avec la vente de trois immeubles \u00e0 Urdorf (ZH), Oberglatt (ZH) et Allschwil (BL) qui ne correspondaient plus \u00e0 sa strat\u00e9gie, Allreal a poursuivi l'an dernier sa strat\u00e9gie de recyclage du capital. Les trois objets ont \u00e9t\u00e9 vendus \"dans l'ensemble au-dessus de leur valeur comptable\", pr\u00e9cise l'entreprise. Les fonds ont \u00e9t\u00e9 investis dans de nouveaux projets, comme l'achat du site Rieter dans la ville de Winterthur.<\/p>\n<h3>B\u00e9n\u00e9fice l\u00e9g\u00e8rement inf\u00e9rieur pr\u00e9vu pour 2024<\/h3>\n<p>Pour l'exercice 2024, l'entreprise s'attend \u00e0 une nouvelle augmentation des charges financi\u00e8res nettes. Celle-ci p\u00e8sera sur le r\u00e9sultat op\u00e9rationnel de l'entreprise. \"Allreal s'attend donc \u00e0 un r\u00e9sultat d'entreprise op\u00e9rationnel l\u00e9g\u00e8rement inf\u00e9rieur \u00e0
