Sur les contrats de location arrivant \u00e0 \u00e9ch\u00e9ance en 2024 et repr\u00e9sentant un volume de 31,3 millions de CHF, 24% \u00e9taient ouverts. Le \"Westpark\" \u00e0 la Pfingstweidstrasse 60, 60b \u00e0 Zurich a \u00e9t\u00e9 acquis pour 216,5 millions de CHF, PSP a vendu l'immeuble Bahnhofstrasse 23 \u00e0 Interlaken pour 3,0 millions de CHF, une partie du terrain \u00e0 W\u00e4denswil pour 13,0 millions de CHF ainsi que le projet \"Spiegel\" \u00e0 K\u00f6niz pour 2,7 millions de CHF. Des ventes partielles pour un total de 19,8 millions de CHF ont eu lieu pour le projet \"Residenza Parco Lago\" \u00e0 Paradiso et pour le site \"Salmenpark\" \u00e0 Rheinfelden.<\/p>\n<p>Six projets ont \u00e9t\u00e9 achev\u00e9s et ont rejoint le portefeuille d'investissement, notamment le parking r\u00e9nov\u00e9 \"P-West\" \u00e0 Zurich-Ouest, et le b\u00e2timent en bois \"Clime\" \u00e0 B\u00e2le a \u00e9t\u00e9 remis \u00e0 ses locataires. Les modernisations \"H\u00f4tel de Banque\" \u00e0 Gen\u00e8ve et \"Bahnhofplatz\" \u00e0 Zurich ont \u00e9t\u00e9 achev\u00e9es au 3e trimestre. En outre, PSP a achev\u00e9 au T4 le nouveau b\u00e2timent \"B2Binz\" ainsi que la r\u00e9novation compl\u00e8te du \"Z\u00fcrcherhof\" (tous deux \u00e0 Zurich).<\/p>\n<p>Les revenus immobiliers ont augment\u00e9 de 5,0% \u00e0 331,9 millions de CHF, le r\u00e9sultat op\u00e9rationnel (avant r\u00e9\u00e9valuation) de 43,9% \u00e0 339,2 millions de CHF. La dissolution d'imp\u00f4ts diff\u00e9r\u00e9s a g\u00e9n\u00e9r\u00e9 une contribution positive au r\u00e9sultat de 106,9 millions de CHF. En revanche, la baisse des b\u00e9n\u00e9fices issus de la vente de projets de d\u00e9veloppement et de propri\u00e9t\u00e9s par \u00e9tage a eu un effet n\u00e9gatif (11,2 millions de CHF de moins que l'ann\u00e9e pr\u00e9c\u00e9dente). Les frais de financement ont augment\u00e9 de 98,0% \u00e0 22,9 millions de CHF. Le b\u00e9n\u00e9fice par action sans les r\u00e9sultats des immeubles est pass\u00e9 de 5,14 \u00e0 7,40 CHF - sans la dissolution des imp\u00f4ts latents, il serait de 5,07 CHF. Le b\u00e9n\u00e9fice net a diminu\u00e9 de 37,1% \u00e0 207,6 millions de CHF en raison d'une d\u00e9pr\u00e9ciation de portefeuille de 161,3 millions de CHF.<\/p>\n<h3>Lignes de cr\u00e9dit de 1,1 milliard<\/h3>\n<p>Les fonds propres s'\u00e9l\u00e8vent \u00e0 5,2 milliards de CHF. Le LTV a l\u00e9g\u00e8rement augment\u00e9 par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, passant de 32,6 \u00e0 34,7%. Actuellement, PSP dispose de lignes de cr\u00e9dit non utilis\u00e9es de 1,1 milliard de CHF. Elle devrait passer de 3,80 \u00e0 3,85 CHF par action.<\/p>\n<h3>Pr\u00e9visions d'Ebitda proches de celles de l'ann\u00e9e pr\u00e9c\u00e9dente<\/h3>\n<p>Pour 2024, l'entreprise pr\u00e9voit un revenu immobilier sup\u00e9rieur \u00e0 celui de 2023, favoris\u00e9 \u00e9galement par l'indexation des contrats de location. A cela devraient s'ajouter des revenus suppl\u00e9mentaires provenant des succ\u00e8s de location des projets de d\u00e9veloppement. Les revenus issus de la vente de projets de d\u00e9veloppement et de propri\u00e9t\u00e9s par \u00e9tage devraient baisser et les frais d'exploitation rester stables, pr\u00e9cise l'entreprise. Pour l'Ebitda sans les succ\u00e8s immobiliers, on pr\u00e9voit 295 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 297,7 millions). En ce qui concerne le taux de vacance, on s'attend \u00e0 ce qu'il soit \"inf\u00e9rieur \u00e0 4%\" \u00e0 la fin 2024 (fin 2023 : 3,6%).
