Cette augmentation est principalement due aux acquisitions des immeubles de Salmsach et Bad Zurzach (+22,9 millions de CHF) ainsi qu'aux investissements dans les nouveaux projets de construction achev\u00e9s \u00e0 Aigle et Oberdiessbach (+11,4 millions de CHF). Les revenus locatifs annuels th\u00e9oriques des immeubles de placement ont augment\u00e9 de 6% pour atteindre 11,8 millions de CHF. Un petit immeuble \u00e0 Court (BE) a \u00e9t\u00e9 vendu pour 0,2 million de CHF avec un b\u00e9n\u00e9fice de 50.000 CHF.<br \/>\nLes revenus locatifs nets sont rest\u00e9s pratiquement inchang\u00e9s \u00e0 10,8 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 10,9 millions de CHF). Le nouveau projet de construction \u00e0 Aigle, achev\u00e9 au premier trimestre 2023, ainsi que l'immeuble de Salmsach, acquis au deuxi\u00e8me trimestre 2023, ont contribu\u00e9 \u00e0 une augmentation des revenus \u00e0 partir de la date respective de leur int\u00e9gration dans le portefeuille. Pour l'immeuble de Bad Zurzach, un loyer r\u00e9duit a \u00e9t\u00e9 convenu pour la premi\u00e8re ann\u00e9e et pour l'immeuble de Lo\u00e8che-les-Bains, un ducroire de 0,2 million de CHF a \u00e9t\u00e9 constitu\u00e9 sur les cr\u00e9ances de loyer ouvertes au 31 d\u00e9cembre 2023 envers la clinique en raison des conditions du nouveau contrat avec la locataire Leukerbad Clinic AG. Le taux de vacance du portefeuille \u00e9tait de 0,5% au 31 d\u00e9cembre 2023. Le rendement brut obtenu s'\u00e9levait \u00e0 4,9%, le rendement net \u00e0 4,7%.<\/p>\n<h3>Avant \u00e9valuation, le b\u00e9n\u00e9fice reste presque inchang\u00e9<\/h3>\n<p>L'\u00e9valuation du portefeuille immobilier a entra\u00een\u00e9 un r\u00e9sultat de r\u00e9\u00e9valuation de -22,6 millions de CHF (2022 : -2,4 millions de CHF). Plus de la moiti\u00e9 de cet effet de r\u00e9\u00e9valuation est due \u00e0 la correction d'\u00e9valuation effectu\u00e9e pour l'immeuble de Lo\u00e8che-les-Bains (VS), le reste de la variation repose sur une augmentation des taux d'actualisation pour les immeubles de placement existants en raison de l'environnement de taux d'int\u00e9r\u00eat plus \u00e9lev\u00e9 et du besoin d'investissement de l'immeuble de Richterswil (ZH) ainsi que sur une correction d'\u00e9valuation exceptionnelle de l'immeuble de Couvet (NE). Au final, Senioresidenz affiche une perte, r\u00e9\u00e9valuations comprises, de 13,3 millions de CHF, contre un b\u00e9n\u00e9fice de 3,1 millions de CHF l'ann\u00e9e pr\u00e9c\u00e9dente. L'entreprise n'avait pas pr\u00e9vu d'enregistrer une perte. <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/unternehmen\/2023-11-16\/senioresidenz-rechnet-mit-verlust-im-geschaeftsjahr-2023\/\" target=\"_blank\" rel=\"noopener\">d\u00e9j\u00e0 annonc\u00e9<\/a>. Hors r\u00e9\u00e9valuations, le b\u00e9n\u00e9fice n'a toutefois que l\u00e9g\u00e8rement baiss\u00e9, passant de 5,0 millions \u00e0 4,9 millions de francs.<\/p>\n<p>Le taux d'endettement des immeubles a augment\u00e9 au cours de l'ann\u00e9e, passant de 42,1 \u00e0 49,8%. Le taux d'int\u00e9r\u00eat moyen des dettes hypoth\u00e9caires a augment\u00e9 de 0,7 \u00e0 1,6% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente.<br \/>\nComme il a \u00e9t\u00e9 rapport\u00e9, Senioresidenz est en train de n\u00e9gocier une fusion avec Novavest Real Estate, mais selon les deux parties, la proc\u00e9dure n'en est qu'\u00e0 ses d\u00e9buts.<\/p>\n<h3>Le CEO Peter Mettler quitte le CA<\/h3>\n<p>En m\u00eame temps que les chiffres annuels, Senioresidenz communique une information personnelle : Claudia Suter, partenaire du cabinet d'avocats Homburge depuis 2018, a \u00e9t\u00e9 nomm\u00e9e au conseil d'administration. Elle a obtenu son brevet d'avocat en 2008 et est \u00e9galement titulaire d'un doctorat en droit de l'universit\u00e9 de Saint-Gall et d'un dipl\u00f4me d'experte fiscale. Peter Mettler, membre du conseil d'administration (d\u00e9l\u00e9gu\u00e9) et Chief Executive Officer depuis la cr\u00e9ation de la soci\u00e9t\u00e9 en 2017, ne se repr\u00e9sentera pas lors de l'assembl\u00e9e g\u00e9n\u00e9rale ordinaire.
