Des transferts de propri\u00e9t\u00e9 d'immeubles \u00e0 B\u00e2le et \u00e0 Saint-Gall ont \u00e9t\u00e9 effectu\u00e9s pour quatre petits immeubles en d\u00e9cembre 2023 pour un montant total de 17,6 millions de CHF, et entre-temps pour deux autres immeubles en janvier 2024 pour un montant de 8,5 millions de CHF. Actuellement, la vente ou le transfert de propri\u00e9t\u00e9 de trois immeubles pour 17,2 millions sont encore pr\u00e9vus dans le courant du premier semestre 2024.<\/p>\n<p>En outre, deux projets de construction de logements \u00e0 Saint-Gall et \u00e0 Zurich ont \u00e9t\u00e9 achev\u00e9s en 2023, des surfaces ont \u00e9t\u00e9 relou\u00e9es \u00e0 Gen\u00e8ve et les contrats pour de grandes surfaces de vente au d\u00e9tail \u00e0 B\u00e2le ont \u00e9t\u00e9 prolong\u00e9s. Le taux de vacance du fonds, hors projets, est pass\u00e9 de 4,3 \u00e0 3,2%. Les loyers th\u00e9oriques, corrig\u00e9s des ventes, ont augment\u00e9 d'environ 7% pour atteindre 19,9 millions de CHF. Les raisons en sont notamment l'ach\u00e8vement des travaux \u00e0 la Luisenstrasse 40 \u00e0 Zurich et \u00e0 la Lindenstrasse 155 \u00e0 Saint-Gall. En revanche, les revenus locatifs effectifs ont augment\u00e9 de 12% par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, pour atteindre 19,8 millions de CHF.<\/p>\n<p>Le portefeuille immobilier a \u00e9t\u00e9 d\u00e9valoris\u00e9 de 26,0 millions de CHF en 2023, alors qu'il avait encore \u00e9t\u00e9 r\u00e9\u00e9valu\u00e9 de 10,3 millions de CHF l'ann\u00e9e pr\u00e9c\u00e9dente. En outre, les d\u00e9sinvestissements immobiliers ont entra\u00een\u00e9 des pertes de capital r\u00e9alis\u00e9es de -7,3 millions de CHF au cours de l'exercice. Gr\u00e2ce \u00e0 l'afflux de fonds r\u00e9sultant des ventes, le taux d'endettement a \u00e9t\u00e9 r\u00e9duit \u00e0 28,9% \u00e0 la fin janvier 2024. Le r\u00e9sultat global du fonds pour l'ann\u00e9e de r\u00e9f\u00e9rence 2023 est attendu \u00e0 -20,4 millions de CHF (2022 : +15,6 millions de CHF).
