Les raisons invoqu\u00e9es sont l'indexation, les nouvelles locations et une nouvelle baisse du taux d'inoccupation \u00e0 un niveau record de 4,0%. Sur une base absolue, une augmentation des revenus locatifs - \u00e0 un niveau record de 438 millions de CHF - a \u00e9galement \u00e9t\u00e9 r\u00e9alis\u00e9e en 2023 malgr\u00e9 des ventes avec des loyers de pr\u00e8s de 10 millions de CHF. \"La forte demande d'immeubles de bureaux modernes et centraux a assur\u00e9 de bons succ\u00e8s locatifs lors de la relocation de surfaces libres, comme par exemple dans la Prime Tower et le Medienpark \u00e0 Zurich ou \u00e9galement dans la Messeturm \u00e0 B\u00e2le\", \u00e9crit l'entreprise.<\/p>\n<h3>Des immeubles vendus pour 280 millions<\/h3>\n<p>Fin 2023, le portefeuille de Swiss Prime Site affichait une valeur stable de 13,1 milliards de CHF et comprenait au total 159 immeubles (ann\u00e9e pr\u00e9c\u00e9dente : 176). La part des immeubles en d\u00e9veloppement s'\u00e9levait \u00e0 0,9 milliard de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 1,1). En 2023, des r\u00e9\u00e9valuations n\u00e9gatives de -250 millions de CHF ont \u00e9t\u00e9 enregistr\u00e9es, alors que l'ann\u00e9e pr\u00e9c\u00e9dente, un plus de 170 millions de CHF avait \u00e9t\u00e9 constat\u00e9. La d\u00e9valuation correspond \u00e0 1,9% de la base de d\u00e9part de l'ann\u00e9e. Les r\u00e9\u00e9valuations n\u00e9gatives dues aux taux d'escompte plus \u00e9lev\u00e9s ont \u00e9t\u00e9 att\u00e9nu\u00e9es, selon les indications, par des loyers \u00e9lev\u00e9s de nouvelles locations. Les projets de d\u00e9veloppement ont g\u00e9n\u00e9r\u00e9 des plus-values de 19 millions de CHF malgr\u00e9 des taux d'actualisation \u00e9galement plus \u00e9lev\u00e9s.<\/p>\n<p>Au cours de l'ann\u00e9e, 16 immeubles et terrains ne correspondant plus au portefeuille ont \u00e9t\u00e9 vendus pour une valeur totale de 280 millions de CHF, ce qui a g\u00e9n\u00e9r\u00e9 un b\u00e9n\u00e9fice moyen de 7% par rapport \u00e0 la derni\u00e8re valeur d'expertise d\u00e9termin\u00e9e. Apr\u00e8s une longue p\u00e9riode sans achat, Swiss Prime Site a acquis deux immeubles suppl\u00e9mentaires en fin d'ann\u00e9e : un petit immeuble \u00e0 B\u00e2le, en compl\u00e9ment d'un immeuble existant, et le \"Fifty-One\" \u00e0 Zurich-Ouest, \u00e0 proximit\u00e9 du site de la Prime Tower. <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/regionen\/2023-12-01\/zuerich-swiss-prime-site-erwirbt-swisscom-immobilie\/\" target=\"_blank\" rel=\"noopener\">(IB a rapport\u00e9)<\/a>.<\/p>\n<h3>Croissance des actifs dans la gestion d'actifs<\/h3>\n<p>Selon SPS, la gestion d'actifs a \u00e9t\u00e9 marqu\u00e9e par une nette r\u00e9ticence de la part des investisseurs, en particulier au cours de la premi\u00e8re partie de l'ann\u00e9e. Malgr\u00e9 cela, les actifs sous gestion (AuM) de Swiss Prime Site Solutions ont augment\u00e9 de 9% pour atteindre 8,4 milliards de CHF. \"Cela a \u00e9t\u00e9 possible principalement gr\u00e2ce \u00e0 des augmentations organiques, des th\u00e9saurisations ainsi que des apports en nature de la part de caisses de pension et d'autres investisseurs\", pr\u00e9cise le communiqu\u00e9. Les revenus de la gestion d'actifs ont cependant l\u00e9g\u00e8rement diminu\u00e9 de 4,4% \u00e0 49,7 millions de CHF. Ce recul est principalement d\u00fb \u00e0 des \u00e9missions non r\u00e9alis\u00e9es ainsi qu'\u00e0 moins de transactions par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, indique la SPS. La part des revenus r\u00e9currents a entre-temps augment\u00e9 de 63 \u00e0 77%.<\/p>\n<h3>Croissance significative de l'EBIT avant r\u00e9\u00e9valuations<\/h3>\n<p>L'EBIT consolid\u00e9 de SPS sans r\u00e9\u00e9valuations s'est am\u00e9lior\u00e9, passant de 380 millions \u00e0 403 millions de CHF. Les charges d'exploitation ont nettement diminu\u00e9 \u00e0 269 millions de CHF, avec des d\u00e9penses plus faibles pour l'immobilier, le personnel et les autres. L'activit\u00e9 d'Asset Management a contribu\u00e9 \u00e0 hauteur de 27,4 Mio CHF \u00e0 l'EBIT consolid\u00e9, l'activit\u00e9 Retail de Jelmoli a enregistr\u00e9 une l\u00e9g\u00e8re perte de -1 Mio CHF. En revanche, les charges d'int\u00e9r\u00eats ont augment\u00e9 de 40,1 \u00e0 58,5 millions de CHF et le b\u00e9n\u00e9fice consolid\u00e9 apr\u00e8s r\u00e9\u00e9valuations a baiss\u00e9 de 404,4 \u00e0 236,0 millions de CHF, les r\u00e9\u00e9valuations ayant eu un impact de -250,5 millions de CHF et le b\u00e9n\u00e9fice extraordinaire de la vente de Wincasa de 149,3 millions de CHF. Le FFO I a en revanche augment\u00e9 de 1,3%. Un dividende stable de 3,40 CHF par action sera propos\u00e9 \u00e0 l'assembl\u00e9e g\u00e9n\u00e9rale ordinaire, ce qui correspond \u00e0 82% du FFO I r\u00e9alis\u00e9. Au cours de cl\u00f4ture de l'exercice, le rendement du dividende correspondant s'\u00e9l\u00e8verait \u00e0 3,8%.<\/p>\n<h3>Le FFO devrait continuer \u00e0 augmenter en 2024<\/h3>\n<p>SPS fait r\u00e9f\u00e9rence \u00e0 des lignes de financement non utilis\u00e9es et garanties par contrat de 819 millions de CHF \u00e0 la fin de l'ann\u00e9e, on peut donc agir avec une \"tr\u00e8s grande flexibilit\u00e9 op\u00e9rationnelle et financi\u00e8re\". En 2023, des capitaux \u00e9trangers ont \u00e9t\u00e9 refinanc\u00e9s ou prolong\u00e9s pour un volume de 2,9 milliards de CHF. Pour la nouvelle ann\u00e9e, l'entreprise ne s'attend qu'\u00e0 une l\u00e9g\u00e8re augmentation des charges financi\u00e8res. Le FFO I consolid\u00e9 devrait augmenter pour atteindre 4,10 \u00e0 4,15 CHF\/action, le taux de vacance devrait rester inf\u00e9rieur \u00e0 4% et le volume des actifs sous gestion devrait d\u00e9passer 9 milliards de CHF \u00e0 la fin de l'ann\u00e9e. <em>(aw)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>En 2023, l'entreprise parvient \u00e0 progresser sur le plan op\u00e9rationnel dans un contexte de march\u00e9 difficile, mais fait nettement moins de b\u00e9n\u00e9fices.
