Gr\u00e2ce \u00e0 une optimisation des processus d'exploitation ainsi qu'\u00e0 un programme d'\u00e9conomies de co\u00fbts initi\u00e9 pr\u00e9c\u00e9demment, un produit d'exploitation (FFO I) nettement sup\u00e9rieur \u00e0 22 millions d'euros a \u00e9t\u00e9 r\u00e9alis\u00e9, indique la soci\u00e9t\u00e9 immobili\u00e8re dont le si\u00e8ge est \u00e0 Zurich. Les revenus locatifs pour l'exercice 2023 ont augment\u00e9 \u00e0 environ 121 millions d'euros, le loyer th\u00e9orique sur une base like-for-like de 3,7 pour cent. Malgr\u00e9 des charges d'int\u00e9r\u00eats plus \u00e9lev\u00e9es, la rentabilit\u00e9 op\u00e9rationnelle a augment\u00e9 d'environ 18 pour cent par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente au cours de la p\u00e9riode sous revue. La marge op\u00e9rationnelle sur la base de l'EBITDA corrig\u00e9 du r\u00e9sultat d'\u00e9valuation et d'autres postes sans effet sur la tr\u00e9sorerie s'\u00e9l\u00e8ve d\u00e9sormais \u00e0 plus de 54 pour cent (ann\u00e9e pr\u00e9c\u00e9dente : 50,9 %), \"ce qui a d\u00e9j\u00e0 permis de r\u00e9aliser partiellement l'augmentation de la marge pr\u00e9vue pour 2025\".<\/p>\n<p>Les r\u00e9sultats op\u00e9rationnels sont toutefois contrebalanc\u00e9s par une baisse de la valeur des biens immobiliers. Avec 2,4 milliards d'euros \u00e0 la fin de l'ann\u00e9e 2023, la valeur marchande totale du portefeuille existant a baiss\u00e9 de plus de 8 pour cent par rapport \u00e0 la fin de l'ann\u00e9e pr\u00e9c\u00e9dente, ce qui a fait augmenter le taux d'endettement (loan-to-value) d'environ 3 points de pourcentage par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, pour atteindre pr\u00e8s de 58 pour cent. Selon les chiffres provisoires, la perte avant imp\u00f4ts s'\u00e9l\u00e8ve \u00e0 230 millions d'euros - ce que la soci\u00e9t\u00e9 attribue au \"contexte stimulant\" - tournant des taux d'int\u00e9r\u00eat, taux d'inflation \u00e9lev\u00e9s, hausse massive des prix des mat\u00e9riaux de construction, p\u00e9nurie de main-d'\u0153uvre qualifi\u00e9e.<\/p>\n<h3>Ventes pr\u00e9vues<\/h3>\n<p>En 2024, la direction entend am\u00e9liorer la rentabilit\u00e9 et la situation financi\u00e8re de la soci\u00e9t\u00e9 par diverses mesures. Au cours de la p\u00e9riode sous revue, Peach Property a r\u00e9alis\u00e9 des \u00e9conomies dans le cadre de grands projets de r\u00e9novation, ce qui a entra\u00een\u00e9 une augmentation du taux d'inoccupation des logements de 6,9% \u00e0 la fin de l'ann\u00e9e pr\u00e9c\u00e9dente \u00e0 7,4% \u00e0 la fin de 2023. Au cours du prochain exercice, l'objectif est de r\u00e9duire \u00e0 nouveau le taux d'inoccupation \"gr\u00e2ce \u00e0 des investissements cibl\u00e9s dans le portefeuille et \u00e0 des gains d'efficacit\u00e9 dans les processus de r\u00e9novation et de relocation\" et d'augmenter progressivement le niveau des loyers dans une grande partie du portefeuille pour atteindre le loyer moyen du march\u00e9.<\/p>\n<p>Pour l'exercice 2024, Peach Property Group s'attend \u00e0 une \u00e9volution positive de ses activit\u00e9s op\u00e9rationnelles, notamment en raison du recul sensible des nouvelles constructions en Allemagne, de l'exc\u00e9dent de demande qui devrait ainsi perdurer et de l'acc\u00e9l\u00e9ration de la hausse des loyers du march\u00e9. En se concentrant sur le logement abordable, la soci\u00e9t\u00e9 se voit bien positionn\u00e9e dans cet environnement. Pour l'exercice en cours, Peach veut mettre l'accent sur le refinancement des financements arrivant \u00e0 \u00e9ch\u00e9ance en 2025 et de l'emprunt obligataire de 300 millions d'euros arrivant \u00e0 \u00e9ch\u00e9ance en novembre 2025, annonce la direction.
