Les distributions pour l'exercice 2022\/23 restent stables.<\/p>\n<h3>CS 1a Immo PK : pr\u00e8s de 10 pour cent des parts r\u00e9sili\u00e9es<\/h3>\n<p>Pour le Credit Suisse 1a Immo PK (CS 1a Immo PK), Credit Suisse Funds AG annonce que 277.680 parts ont \u00e9t\u00e9 d\u00e9nonc\u00e9es \u00e0 la fin de l'exercice 2022\/23 (30 septembre), ce qui correspond \u00e0 9,8% des parts en circulation.<\/p>\n<p>Le fonds a r\u00e9alis\u00e9 un rendement des investissements de 0,3%, contre 6,2% l'ann\u00e9e pr\u00e9c\u00e9dente. Sur la m\u00eame p\u00e9riode, le rendement des fonds propres a baiss\u00e9 de 5,82% \u00e0 0,11%. La valeur v\u00e9nale des immeubles a diminu\u00e9 de 4,92 \u00e0 4,91 milliards de CHF. Le taux de d\u00e9faillance des loyers a baiss\u00e9 \u00e0 5,2% (ann\u00e9e pr\u00e9c\u00e9dente : 6,1%), les revenus locatifs ont augment\u00e9 de 198,4 \u00e0 203,5 millions de CHF.<\/p>\n<p>Le CS 1a Immo PK a termin\u00e9 l'exercice avec un disagio de -17,4% (ann\u00e9e pr\u00e9c\u00e9dente : disagio de -12,0 %). La performance a \u00e9t\u00e9 de -5,4% (ann\u00e9e pr\u00e9c\u00e9dente : -20,1%). <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/unternehmen\/2023-08-24\/credit-suisse-1a-immo-pk-geht-doch-nicht-an-die-boerse\/\">L'introduction en bourse pr\u00e9vue a \u00e9t\u00e9 suspendue en raison de l'environnement de march\u00e9 ainsi que de l'acquisition par l'UBS. Credit Suisse Funds informera sur les prochaines \u00e9tapes au premier trimestre de l'ann\u00e9e prochaine.<\/a><\/p>\n<p>Comme l'ann\u00e9e pr\u00e9c\u00e9dente, la distribution s'\u00e9l\u00e8ve \u00e0 45,00 CHF\/part, avec un taux de distribution de 93,5%.<\/p>\n<h3>CS REF Interswiss : Le rendement des placements passe dans le rouge<\/h3>\n<p>Le Credit Suisse Real Estate Fund Interswiss (CS REF Interswiss) affiche pour l'exercice \u00e9coul\u00e9 un rendement des placements de -0,4%, contre +4,1% l'ann\u00e9e pr\u00e9c\u00e9dente. Le rendement des fonds propres \u00e9tait \u00e9galement n\u00e9gatif, \u00e0 -0,56%. L'ann\u00e9e pr\u00e9c\u00e9dente, le fonds affichait encore un rendement de 3,71%. La performance s'est \u00e9lev\u00e9e \u00e0 -1,8% (ann\u00e9e pr\u00e9c\u00e9dente : -14,2%), et le disagio est pass\u00e9 en un an de -13,7% \u00e0 -15,4 %.<\/p>\n<p>La valeur v\u00e9nale des immeubles a baiss\u00e9 de 2,67 \u00e0 2,57 milliards de CHF. Le taux de d\u00e9faillance des loyers a baiss\u00e9 de 8,0% \u00e0 6,3%, et les revenus locatifs ont augment\u00e9 de 112,5 \u00e0 113,3 millions de CHF au cours de la p\u00e9riode sous revue.<\/p>\n<p>Par ailleurs, la direction du fonds indique que 51.772 parts du CS REF Interswiss ont \u00e9t\u00e9 d\u00e9nonc\u00e9es \u00e0 la fin de l'exercice, ce qui correspond \u00e0 0,6% des parts en circulation. L'ann\u00e9e derni\u00e8re, 114.029 parts avaient d\u00e9j\u00e0 \u00e9t\u00e9 d\u00e9nonc\u00e9es, elles seront rembours\u00e9es le 20 d\u00e9cembre. A cette date, le nombre de parts en circulation passe donc de 8,98 \u00e0 8,87 millions.<\/p>\n<p>Durant la p\u00e9riode sous revue, le fonds a vendu un immeuble \u00e0 Crissier. D'autres ventes ont eu lieu apr\u00e8s la date du bilan : le CS REF Interswiss a vendu deux immeubles \u00e0 Meyrin ainsi qu'un immeuble \u00e0 Eysins et \u00e0 Lausanne.<\/p>\n<p>La distribution reste constante \u00e0 7,40 CHF (taux de distribution : 95,3%).<\/p>\n<h3>CS REF Logisticsplus : forte hausse des revenus locatifs<\/h3>\n<p>Au cours de l'exercice \u00e9coul\u00e9, le Credit Suisse Real Estate Fund Logisticsplus (CS REF Logisticsplus) a g\u00e9n\u00e9r\u00e9 des revenus locatifs de 42,1 millions CHF, soit 11,3% de plus que l'ann\u00e9e pr\u00e9c\u00e9dente (37,8 millions CHF). Le taux de perte de loyer a baiss\u00e9 de 3,5% \u00e0 2,6%. Sur la m\u00eame p\u00e9riode, la valeur v\u00e9nale des immeubles a baiss\u00e9 de 917,5 \u00e0 901,2 millions de CHF.<\/p>\n<p>Le rendement des placements \u00e9tait n\u00e9gatif (-0,3%), alors qu'il \u00e9tait encore positif l'ann\u00e9e pr\u00e9c\u00e9dente (4,4%). Le rendement des fonds propres s'est \u00e9lev\u00e9 \u00e0 -0,31% (contre 4,34% l'ann\u00e9e pr\u00e9c\u00e9dente). La performance du fonds a \u00e9t\u00e9 de -15,9%, contre -18,9% l'ann\u00e9e pr\u00e9c\u00e9dente. La d\u00e9cote s'est \u00e9lev\u00e9e \u00e0 -11,2% (ann\u00e9e pr\u00e9c\u00e9dente : prime de +5,0 %).<\/p>\n<p>Des r\u00e9siliations ont \u00e9galement eu lieu pour le CS REF Logisticsplus : 42 000 parts ont \u00e9t\u00e9 r\u00e9sili\u00e9es, ce qui correspond \u00e0 0,5% des parts en circulation, selon les indications de Credit Suisse Funds.<\/p>\n<p>Comme l'ann\u00e9e pr\u00e9c\u00e9dente, la distribution s'\u00e9l\u00e8ve \u00e0 3,50 CHF\/part pour un taux de distribution de 95,8%.<\/p>\n<p>Apr\u00e8s la date de cl\u00f4ture du bilan, le fonds a acquis un immeuble \u00e0 Oberentfelden. Un projet de construction est en outre en cours de r\u00e9alisation \u00e0 B\u00fclach, qui devrait \u00eatre remis au locataire au cours du deuxi\u00e8me semestre 2024.<\/p>\n<h3>CS REF Siat : la valeur du portefeuille augmente<\/h3>\n<p>Credit Suisse Real Estate Fund Siat (CS REF Siat) annonce pour l'exercice \u00e9coul\u00e9 une valeur v\u00e9nale de ses immeubles de 3,93 milliards de CHF, contre 3,86 milliards de CMF l'ann\u00e9e pr\u00e9c\u00e9dente. Les revenus locatifs ont augment\u00e9 de 155,1 millions de CHF \u00e0 157,0 millions de CHF, et le taux de d\u00e9faillance des loyers a baiss\u00e9 \u00e0 2,5% (ann\u00e9e pr\u00e9c\u00e9dente : 3,1%).<\/p>\n<p>Le rendement des placements a atteint 2,2%, contre 5,2% l'ann\u00e9e pr\u00e9c\u00e9dente. La performance s'est \u00e9lev\u00e9e \u00e0 6,3 % (ann\u00e9e pr\u00e9c\u00e9dente : -20,6%), l'agio est pass\u00e9 de 17,6% \u00e0 23,1%.<\/p>\n<p>Comme l'ann\u00e9e pr\u00e9c\u00e9dente, la distribution est de 5,20 CHF\/part avec un taux de distribution de 100%.<\/p>\n<p>Au cours de l'exercice \u00e9coul\u00e9, CS REF Siat a vendu des immeubles \u00e0 Chiasso et \u00e0 Del\u00e9mont.
