Deux acquisitions ont eu lieu durant cette p\u00e9riode : l'immeuble Rotkornstrasse 9, 11a et 11b \u00e0 Oberkulm (AG) a \u00e9t\u00e9 achet\u00e9 pour 15,95 millions de CHF avec un rendement brut de 4,47%. Un deuxi\u00e8me bien immobilier situ\u00e9 Hardackerstrasse 2 \u00e0 Untersiggenthal (AG) est venu s'y ajouter pour 7,55 millions de CHF avec un rendement brut de 4,01%. Les deux immeubles disposent d'une garantie de loyer jusqu'au 31 d\u00e9cembre et sont presque enti\u00e8rement lou\u00e9s. Seuls cinq appartements sur les 52 disponibles sont encore en cours de commercialisation, selon les informations fournies. En juin \u00e9galement, le fonds a enregistr\u00e9 la livraison de 16 nouveaux appartements, issus d'une sur\u00e9l\u00e9vation de deux \u00e9tages \u00e0 l'avenue d'Echallens 100-102 \u00e0 Lausanne. Ces appartements ont tous d\u00e9j\u00e0 trouv\u00e9 un locataire, ce qui a permis d'augmenter de 238 920 CHF l'indice de r\u00e9f\u00e9rence des loyers pour l'immobilier r\u00e9sidentiel.<\/p>\n<p>Au 30 septembre, l'actif total du fonds s'\u00e9levait \u00e0 2,5 milliards de CHF, soit une croissance de 3,25%. La valeur v\u00e9nale des immeubles a augment\u00e9 de 3,11% pour atteindre environ 2,5 milliards de CHF, ce qui, selon les informations fournies, s'explique entre autres par l'avancement des projets en cours.<\/p>\n<h3>R\u00e9sultat global en baisse<\/h3>\n<p>Par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, le fonds a enregistr\u00e9 une croissance des revenus locatifs de 4,1% \u00e0 45,71 millions de CHF. Le taux de d\u00e9faillance des loyers a diminu\u00e9 au cours du semestre, passant de 9,81% \u00e0 8,88%. L'augmentation des co\u00fbts hypoth\u00e9caires a toutefois entra\u00een\u00e9 une hausse du total des d\u00e9penses de 15,8% \u00e0 30,1 millions de CHF au cours de la p\u00e9riode sous revue. Au final, le r\u00e9sultat total s'est \u00e9lev\u00e9 \u00e0 environ CHF 21,1 millions (ann\u00e9e pr\u00e9c\u00e9dente : CHF 27,1 millions).
