(Image : depositphotos)<\/figcaption><\/figure>\n<p>Le Swiss Prime Site Solutions Investment Fund Commercial (SPSS IFC) a r\u00e9alis\u00e9 un rendement du cash-flow de 5,43% pour son premier exercice complet 2022\/2023, ce qui est nettement sup\u00e9rieur \u00e0 la fourchette cible de 3,5 \u00e0 4,0%. Les rendements nets des immeubles s'\u00e9l\u00e8vent en moyenne \u00e0 4,36%, selon Swiss Prime Site Solutions.<\/p>\n<p><a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/regionen\/2022-12-23\/sps-fonds-erweitert-das-portfolio\/\">Au cours de l'ann\u00e9e, le fonds a achet\u00e9 deux immeubles de bureaux et de recherche \u00e0 Stabio (TI) pour une valeur de 91 millions de francs.<\/a>ce qui a augment\u00e9 le patrimoine immobilier de 26%. Selon Swiss Prime Site Solutions, les immeubles sont lou\u00e9s dans le cadre de contrats triple net green lease \u00e0 long terme et g\u00e9n\u00e8rent un loyer annuel th\u00e9orique de 3,8 millions de CHF.<\/p>\n<p>Le portefeuille du fonds comprend, \u00e0 la fin de l'exercice, 18 immeubles repr\u00e9sentant un patrimoine immobilier de 435 millions de CHF. Les revenus locatifs ont augment\u00e9 de 105% au cours de la p\u00e9riode sous revue pour atteindre 20,7 millions de CHF et le taux de d\u00e9faillance des loyers a baiss\u00e9 \u00e0 3,3%. Le WAULT est pass\u00e9 de 3,8 ans \u00e0 5,4 ans.<\/p>\n<p>Le cours hors bourse des parts du fonds est pass\u00e9 de 97,00 CHF \u00e0 102,50 CHF, ce qui correspond \u00e0 une performance de 9,37%.
