Au 4e trimestre 2022, elles avaient atteint leur niveau le plus bas depuis plusieurs ann\u00e9es, soit 3,2%. Selon CBRE, cette hausse s'explique par une augmentation de l'offre de surfaces de bureaux dans les march\u00e9s de bureaux p\u00e9riph\u00e9riques, en dehors des cinq plus grands march\u00e9s de bureaux que sont Zurich, Gen\u00e8ve, B\u00e2le, Berne et Lausanne, ainsi que leurs banlieues.<\/p>\n<p>Les banlieues de Zurich, Gen\u00e8ve et B\u00e2le ont \u00e9galement enregistr\u00e9 une hausse. Avec 273 000 m\u00b2, soit 13,3%, la r\u00e9gion de l'a\u00e9roport de Zurich et la vall\u00e9e de la Limmat n'ont jamais eu autant de bureaux disponibles \u00e0 la location en termes absolus. Selon CBRE, l'augmentation de l'offre de bureaux peut \u00eatre principalement attribu\u00e9e \u00e0 une baisse de la demande suppl\u00e9mentaire, mais pas \u00e0 l'activit\u00e9 de construction. Au cours des trois premiers trimestres de 2023, les ventes de surfaces \u00e0 l'\u00e9chelle de la Suisse ont recul\u00e9 de 40% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente pour atteindre une moyenne de 367 000 m\u00b2 par trimestre, soit le niveau le plus bas depuis la crise financi\u00e8re (2009).<\/p>\n<h3>Le travail \u00e0 domicile commence seulement \u00e0 se faire sentir<\/h3>\n<p>Ces derni\u00e8res ann\u00e9es, le march\u00e9 des bureaux avait b\u00e9n\u00e9fici\u00e9 d'une forte rotation des surfaces, la bonne croissance \u00e9conomique ayant m\u00eame surcompens\u00e9 l'impact des bureaux \u00e0 domicile. Toutefois, la demande de bureaux a r\u00e9cemment diminu\u00e9 en raison du ralentissement de la conjoncture. De plus, de nombreuses entreprises ont eu besoin de temps pour s'adapter aux nouvelles conditions de travail apr\u00e8s Corona. Selon CBRE, la diminution des besoins en surface due au home-office ne se manifeste que progressivement dans les locaux vacants. Cela ne vaut toutefois pas pour les emplacements centraux. \"Les crit\u00e8res tels que la facilit\u00e9 d'acc\u00e8s, la durabilit\u00e9 et un bon am\u00e9nagement de base de la part du bailleur ont encore gagn\u00e9 en importance aupr\u00e8s des locataires\", \u00e9crit CBRE.<\/p>\n<h3>Zurich : l'offre baisse \u00e0 2,7%<\/h3>\n<p>En cons\u00e9quence, l'offre de bureaux sur le sol de la ville de Zurich a l\u00e9g\u00e8rement baiss\u00e9 au T3 2023 pour atteindre 181.000 m\u00b2, soit 2,7%. C'est surtout dans le CBD (Central Business District) zurichois que la disponibilit\u00e9 des bureaux a pu \u00eatre r\u00e9duite de 13.000 m\u00b2 par rapport au trimestre pr\u00e9c\u00e9dent, pour atteindre 38.000 m\u00b2. Cela correspond \u00e0 un faible taux de disponibilit\u00e9 de seulement 2,0%. \"Malgr\u00e9 des ajustements structurels continus dans le secteur financier, la structure du march\u00e9 de la ville de Zurich restera stable dans les ann\u00e9es \u00e0 venir, m\u00eame si quelques abandons de surfaces \u00e0 moyen terme ont d\u00e9j\u00e0 \u00e9t\u00e9 annonc\u00e9s\", peut-on lire.<br \/>\nL'offre de bureaux dans la ville de B\u00e2le a \u00e9galement continu\u00e9 \u00e0 se redresser. Quelques grands succ\u00e8s locatifs dans le nord de B\u00e2le, comme par exemple \u00e0 la Werkarena, ont fait baisser le taux de disponibilit\u00e9 de 5,6% \u00e0 4,9% (125.000 m\u00b2) en deux trimestres. CBRE croit toutefois \u00e0 une nette reprise de l'offre \u00e0 moyen terme. Les march\u00e9s des surfaces de bureaux des autres villes suisses, Gen\u00e8ve, Berne et Lausanne, se sont montr\u00e9s \"relativement stables\".
