Le taux de vacance est pass\u00e9 de 3,0% \u00e0 3,2%, il devrait \u00eatre inf\u00e9rieur \u00e0 4% \u00e0 la fin de l'ann\u00e9e 2023. La raison de cette l\u00e9g\u00e8re augmentation serait le projet \"B2Binz\", qui ne devrait \u00eatre achev\u00e9 qu'au T4 2023.<\/p>\n<h3>Baisse des b\u00e9n\u00e9fices sur les ventes<\/h3>\n<p>Les revenus immobiliers ont augment\u00e9 de 10,7 millions ou 4,5% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente pour atteindre 236,8 millions de CHF. Le b\u00e9n\u00e9fice sans les r\u00e9sultats des immeubles a augment\u00e9 de 16,3% \u00e0 29,5 millions de CHF. Une contribution positive au r\u00e9sultat de 30,6 millions de CHF a \u00e9t\u00e9 obtenue gr\u00e2ce \u00e0 la dissolution d'imp\u00f4ts latents. En revanche, la baisse des b\u00e9n\u00e9fices issus de la vente de projets de d\u00e9veloppement et de propri\u00e9t\u00e9s par \u00e9tage a eu un effet n\u00e9gatif - cette valeur \u00e9tait inf\u00e9rieure de 9,8 millions de CHF par rapport au T1-T3 2022. Les charges d'exploitation ont diminu\u00e9 de 1,3 million ou 3,1% \u00e0 41,7 millions de CHF, les frais de financement ont en revanche augment\u00e9 de 6,9 millions ou 79,8% \u00e0 15,5 millions de CHF.<\/p>\n<p>Le b\u00e9n\u00e9fice net a baiss\u00e9 de 45,3% \u00e0 155,3 millions de CHF. Cela s'explique par le fait qu'apr\u00e8s une r\u00e9\u00e9valuation de 131,9 millions de CHF au cours de la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, un r\u00e9sultat d'\u00e9valuation de -67,2 millions de CHF a \u00e9t\u00e9 pr\u00e9sent\u00e9. Cette somme r\u00e9sulte d'une d\u00e9valuation de 90,7 millions de CHF au 30 juin et d'une r\u00e9\u00e9valuation de 23,5 millions de CHF au total dans le cadre d'une nouvelle \u00e9valuation des deux immeubles Bahnhofplatz 1, 2\/Bahnhofquai 9, 11, 15 \u00e0 Zurich, o\u00f9 le d\u00e9veloppement du projet a \u00e9t\u00e9 achev\u00e9, ainsi que Binzring 15\/17 (\u00e9galement \u00e0 Zurich), o\u00f9 une prolongation de bail a eu lieu.<\/p>\n<h3>Les revenus fonciers devraient augmenter sur l'ensemble de l'ann\u00e9e<\/h3>\n<p>Pour l'ann\u00e9e en cours, PSP s'attend globalement \u00e0 des revenus immobiliers plus \u00e9lev\u00e9s qu'en 2022, principalement en raison de l'indexation des contrats de location au d\u00e9but de 2023, de l'ach\u00e8vement de plusieurs projets ainsi que de l'acquisition r\u00e9alis\u00e9e \u00e0 Zurich-Ouest. Le produit de la vente de projets de d\u00e9veloppement et de propri\u00e9t\u00e9s par \u00e9tage devrait diminuer, les frais d'exploitation devraient rester stables. La dissolution d'imp\u00f4ts diff\u00e9r\u00e9s aura un effet positif sur le b\u00e9n\u00e9fice hors r\u00e9sultats immobiliers, car une nouvelle dissolution d'imp\u00f4ts diff\u00e9r\u00e9s d'un montant d'environ 60 millions de CHF aura lieu fin 2023. Au total, l'Ebitda sans les r\u00e9sultats immobiliers devrait atteindre 295 millions de CHF (2022 : 293,8 millions de CHF).
