Jusqu'\u00e0 pr\u00e9sent, le b\u00e2timent servait de si\u00e8ge social \u00e0 l'entreprise Galenica. Il continuera d'avoir cette fonction. Il sera toutefois totalement r\u00e9nov\u00e9 et compl\u00e9t\u00e9 par des logements et une offre de restauration publique. Depuis 2021, le b\u00e2timent appartient au Credit Suisse Real Estate Fund Green Property (CS REF Green Property), un fonds de placement immobilier du Credit Suisse, qui fait d\u00e9sormais partie du groupe UBS.<\/p>\n<p>\"U8\" doit, apr\u00e8s sa r\u00e9novation, r\u00e9pondre aux exigences du label de qualit\u00e9 \"Greenproperty\" d\u00e9velopp\u00e9 par CS pour les immeubles durables. Le projet de r\u00e9novation utilise la structure existante du b\u00e2timent. L'utilisation \u00e9tendue de la photovolta\u00efque, y compris dans les fa\u00e7ades, fait partie du concept. Le long de la Murtenstrasse, le ruisseau urbain mis sous terre est remis \u00e0 l'air libre et renatur\u00e9. Les autres espaces ext\u00e9rieurs sont \u00e9galement am\u00e9nag\u00e9s de mani\u00e8re naturelle et sont aussi peu imperm\u00e9abilis\u00e9s que possible.<\/p>\n<h3>Mix de logements jusqu'\u00e0 3,5 pi\u00e8ces<\/h3>\n<p>La tour sera conserv\u00e9e et r\u00e9nov\u00e9e, sa hauteur ne sera pas modifi\u00e9e. Le socle et les trois \u00e9tages suppl\u00e9mentaires qui y seront construits permettront d'accueillir 69 logements locatifs. \u00c0 l'ouest et au nord, le dernier \u00e9tage du socle de trois \u00e9tages sera d\u00e9mont\u00e9 et compl\u00e9t\u00e9 par une sur\u00e9l\u00e9vation de trois \u00e9tages en bois. Une cour int\u00e9rieure prot\u00e9g\u00e9e sera cr\u00e9\u00e9e au centre du socle. L'offre comprend 20 grands appartements de 3,5 pi\u00e8ces ou plus. Les autres logements se r\u00e9partissent entre des petits appartements, des lofts, des ateliers et des clusters. Le m\u00e9lange des usages est compl\u00e9t\u00e9 par une surface de restauration qui s'ouvre sur la Murtenstrasse et qui est ouverte \u00e0 la population du quartier.<\/p>\n<h3>D\u00e9but des travaux \u00e0 l'automne 2024<\/h3>\n<p>La transformation de U8 se fera en plusieurs \u00e9tapes jusqu'en 2030. GWJ Architektur AG (Berne) est responsable de l'architecture et de la planification g\u00e9n\u00e9rale. Galenica restera dans le b\u00e2timent pendant la r\u00e9novation. Des bureaux temporaires seront am\u00e9nag\u00e9s \u00e0 cet effet dans le socle. La r\u00e9novation compl\u00e8te commencera au plus t\u00f4t \u00e0 l'automne 2024. Selon le communiqu\u00e9 de presse, plusieurs projets sont attendus dans l'environnement du quartier, ce qui devrait conduire \u00e0 un quartier vivant.
