L'agio a diminu\u00e9 durant la m\u00eame p\u00e9riode de 18,2% \u00e0 14,0%. En tenant compte de la distribution (0,42 CHF), la performance du fonds est de -0,4%.<\/p>\n<p>La valeur d'inventaire par part a l\u00e9g\u00e8rement augment\u00e9 de 0,7%, passant de 14,46 CHF \u00e0 14,56 CHF. UBS explique cette \u00e9volution notamment par l'augmentation de la valeur v\u00e9nale des nouveaux projets de construction. Les r\u00e9novations \u00e0 valeur ajout\u00e9e ont \u00e9galement contribu\u00e9 \u00e0 cette \u00e9volution positive. La valeur du portefeuille immobilier a augment\u00e9 d'environ 5% ou 42 millions de CHF pour atteindre 955,7 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 914,5 millions de CHF). Le fonds a regroup\u00e9 une surface commerciale \u00e0 Biberist (SO), et des achats ont \u00e9t\u00e9 effectu\u00e9s \u00e0 Niederhasli (ZH) et Wittenbach (SG).<\/p>\n<p>Les revenus locatifs ont augment\u00e9 de 11% ou 3,7 millions de CHF pour atteindre 38,8 millions de CHF. Selon la direction du fonds, une baisse du taux de d\u00e9faillance des loyers de 3,4% \u00e0 3,1% ainsi que des revenus suppl\u00e9mentaires g\u00e9n\u00e9r\u00e9s par les projets de construction de nouveaux logements ont contribu\u00e9 \u00e0 cette croissance.<\/p>\n<h3>UBS Direct Urban augmente son cours de bourse<\/h3>\n<p>Le cours boursier de l'UBS Direct Urban est pass\u00e9 de 11,80 CHF \u00e0 12,85 CHF au cours de l'exercice 2022\/2023. L'agio a grimp\u00e9 de -1,0% \u00e0 9,7%. En tenant compte de la distribution (0,33 CHF\/part), le fonds affiche une performance de 11,9% (ann\u00e9e pr\u00e9c\u00e9dente : -19,3%). La valeur d'inventaire par part a recul\u00e9 de 11,92 CHF \u00e0 11,72 CHF (-1,7%) au cours de la p\u00e9riode sous revue, ce que la direction du fonds attribue \u00e0 la hausse des taux d'int\u00e9r\u00eat et \u00e0 la baisse cons\u00e9cutive des valeurs v\u00e9nales du portefeuille existant. Comme l'ann\u00e9e pr\u00e9c\u00e9dente, le portefeuille immobilier du fonds comprend 23 immeubles dans onze cantons ; aucune acquisition ou vente n'a eu lieu au cours de l'exercice. La valeur du portefeuille a diminu\u00e9 de 0,7%, passant de 588,2 millions de CHF \u00e0 584,0 millions de CHF.<\/p>\n<p>Les revenus locatifs ont cependant augment\u00e9 de 5% pour atteindre 21,2 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 20,3 millions de CHF). A l'avenir, le fonds entend continuer \u00e0 exploiter le potentiel des augmentations de l'indice et des taux de r\u00e9f\u00e9rence.<\/p>\n<p>Le taux de perte de loyer cumul\u00e9 a baiss\u00e9 de 7,3% \u00e0 5,6% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente et comprend, selon la direction du fonds, outre le taux de vacance de 5,4%, des compensations de pertes de 0,2% dues \u00e0 la faillite d'un locataire principalement commercial \u00e0 Dietikon. Environ 60% du taux de vacance total sont dus \u00e0 un seul immeuble en r\u00e9m\u00e9r\u00e9 \u00e0 Granges-Paccot.<\/p>\n<h3>UBS PF Europe : une performance boursi\u00e8re de -5,3<\/h3>\n<p>L'UBS PF Europe est cot\u00e9 \u00e0 la SIX Swiss Exchange depuis le 10 novembre 2022. Le cours de bourse a cependant baiss\u00e9 de son cours d'ouverture de 11,25 CHF \u00e0 la fin de l'exercice 2022\/23 \u00e0 10,65 CHF. Cela correspond \u00e0 une performance boursi\u00e8re de -5,3% depuis la cotation. La distribution devrait s'\u00e9lever \u00e0 0,24 CHF par part.<\/p>\n<p>La valeur de march\u00e9 du portefeuille s'\u00e9levait \u00e0 280,3 millions d'euros \u00e0 la date de r\u00e9f\u00e9rence du 30 juin (ann\u00e9e pr\u00e9c\u00e9dente : 276,3 millions d'euros). La valeur d'inventaire par part a baiss\u00e9 l'ann\u00e9e derni\u00e8re de 10,83 CHF \u00e0 10,34 CHF (-4,5%), ce qui, selon la direction du fonds, est d\u00fb \u00e0 la d\u00e9valuation des valeurs v\u00e9nales entra\u00een\u00e9e par l'\u00e9volution des taux d'int\u00e9r\u00eat et aux effets non r\u00e9alis\u00e9s des devises \u00e9trang\u00e8res.<\/p>\n<p>Les revenus locatifs ont augment\u00e9 \u00e0 11,3 millions d'euros (ann\u00e9e pr\u00e9c\u00e9dente : 9,4 millions d'euros) et plusieurs contrats de location ont pu \u00eatre prolong\u00e9s ou \u00e9tendus. En raison du taux d'indexation \u00e9lev\u00e9 des contrats de location et de nouvelles locations, le loyer th\u00e9orique a augment\u00e9 de 6,6% (sans le nouvel immeuble de Neuenburg am Rhein) au cours de l'exercice pour atteindre 11,5 millions d'euros. Le taux de location se maintient \u00e0 pr\u00e8s de 100%, la dur\u00e9e moyenne pond\u00e9r\u00e9e des contrats de location est d'environ 6,9 ans, indique encore UBS.<\/p>\n<p>Au cours de la p\u00e9riode sous revue, le fonds a pris possession d'un immeuble logistique en Allemagne et s'est assur\u00e9 un autre immeuble r\u00e9sidentiel \u00e0 Aix-la-Chapelle. Ainsi, le portefeuille comprendra 14 immeubles \u00e0 partir de l'exercice 2023\/24.
