La raison en est un r\u00e9sultat d'\u00e9valuation de 2,6 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 7,4 millions de CHF), nettement inf\u00e9rieur \u00e0 celui de l'ann\u00e9e pr\u00e9c\u00e9dente, comme l'a indiqu\u00e9 l'entreprise lors de la pr\u00e9sentation des chiffres semestriels. Sans l'effet de r\u00e9\u00e9valuation, le b\u00e9n\u00e9fice semestriel a augment\u00e9 de 9,0% \u00e0 9,3 millions de CHF. Le rendement des fonds propres a baiss\u00e9 de 7,1% \u00e0 5,1%.<\/p>\n<p>Les loyers th\u00e9oriques se sont \u00e9lev\u00e9s \u00e0 18,8 millions de CHF au premier semestre, soit une augmentation de 1,3%, due notamment \u00e0 des adaptations de loyers commerciaux au rench\u00e9rissement. Le taux de vacance s'est \u00e9lev\u00e9 \u00e0 1,2%, contre 2,3% l'ann\u00e9e pr\u00e9c\u00e9dente. Le r\u00e9sultat des locations a atteint 16,4 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 15,9 millions de CHF ; +2,7%).<\/p>\n<p>Le rendement brut du portefeuille a diminu\u00e9 de 4,4% \u00e0 4,2%, tandis que le rendement net est rest\u00e9 constant \u00e0 3,7%. La performance s'est r\u00e9duite \u00e0 3,9% (ann\u00e9e pr\u00e9c\u00e9dente : 4,2%) en raison du r\u00e9sultat d'\u00e9valuation plus faible.<\/p>\n<p>Gr\u00e2ce \u00e0 des investissements dans le parc immobilier et dans des projets, \u00e0 un achat suppl\u00e9mentaire en Argovie et \u00e0 la revalorisation due aux r\u00e9\u00e9valuations des immeubles, la valeur du portefeuille immobilier a augment\u00e9 de 2,6% par rapport \u00e0 fin 2022, pour atteindre 924,2 millions de CHF.<\/p>\n<h3>Acquisitions en Argovie et en Thurgovie<\/h3>\n<p>L'acquisition porte sur un immeuble d'habitation r\u00e9nov\u00e9 (24 unit\u00e9s) dans le canton d'Argovie, d'une valeur de march\u00e9 de 12,2 millions de CHF, que Warteck Invest a acquis en juin. Les revenus locatifs d'environ 0,5 million de CHF ont une incidence sur le r\u00e9sultat \u00e0 partir du deuxi\u00e8me semestre. En juillet, une soci\u00e9t\u00e9 anonyme a \u00e9t\u00e9 acquise, qui poss\u00e8de quatre immeubles \u00e0 B\u00e2le et Binningen (BL) ainsi qu'un portefeuille de titres. Les immeubles ont une valeur de march\u00e9 de 29,0 millions de CHF et g\u00e9n\u00e8rent des revenus locatifs annuels th\u00e9oriques de 1,1 million de CHF, qui seront comptabilis\u00e9s dans le compte de r\u00e9sultat au second semestre. Le portefeuille de titres a une valeur de march\u00e9 de 63,5 millions de CHF, Warteck Invest l'a vendu peu apr\u00e8s l'acquisition de la soci\u00e9t\u00e9.<\/p>\n<p>La soci\u00e9t\u00e9 immobili\u00e8re a investi une grande partie du produit de la vente dans l'acquisition d'un portefeuille d'immeubles dans le canton de Thurgovie, compos\u00e9 de trois r\u00e9sidences pour personnes \u00e2g\u00e9es, d'un immeuble d'habitation et d'une parcelle de terrain \u00e0 b\u00e2tir. Ces biens immobiliers, d'une valeur marchande de 43,5 millions de CHF, sont lou\u00e9s \u00e0 long terme et g\u00e9n\u00e8rent des loyers annuels th\u00e9oriques de 2,1 millions de CHF.<\/p>\n<h3>Le nouveau b\u00e2timent Syd \u00e0 B\u00e2le est termin\u00e9<\/h3>\n<p>Par ailleurs, Warteck Invest annonce que la construction du nouvel immeuble r\u00e9sidentiel et commercial Syd \u00e0 B\u00e2le a \u00e9t\u00e9 achev\u00e9e en avril. 48 des 45 appartements sont lou\u00e9s, des surfaces commerciales du 1er au 4e \u00e9tage sont partiellement lou\u00e9es. Au rez-de-chauss\u00e9e, Coop a ouvert un supermarch\u00e9. La soci\u00e9t\u00e9 a investi 48 millions de CHF dans le nouveau b\u00e2timent. Apr\u00e8s d\u00e9duction des int\u00e9r\u00eats du droit de superficie, les revenus locatifs annuels devraient s'\u00e9lever \u00e0 2,1 millions de CHF.<\/p>\n<p>Les trois projets de d\u00e9veloppement de sites \u00e0 Allschwil, Muttenz et Buchs (AG) se poursuivent : \u00e0 Allschwil, une r\u00e9novation compl\u00e8te des constructions et une densification du site sont pr\u00e9vues. Le plan de quartier a entre-temps \u00e9t\u00e9 approuv\u00e9 par le conseil municipal et envoy\u00e9 \u00e0 l'examen pr\u00e9alable cantonal ainsi qu'\u00e0 la participation de la population. A Muttenz, la planification d'un avant-projet a commenc\u00e9. Un immeuble d'habitation et de bureaux de 12 500 m\u00b2 de surface brute de plancher peut \u00eatre construit sur la parcelle de Warteck Invest. A Buchs, un immeuble de bureaux existant doit \u00eatre remplac\u00e9 par un nouveau complexe r\u00e9sidentiel.
