Une telle approche prive le march\u00e9 d'une part de concurrence et affaiblit la position de n\u00e9gociation des emprunteurs. Alors que dans un environnement de taux bas, les directives d'octroi de cr\u00e9dit \u00e9taient souvent consid\u00e9r\u00e9es comme trop restrictives et, en cons\u00e9quence, contourn\u00e9es par des cr\u00e9dits consid\u00e9r\u00e9s comme des exceptions \u00e0 la politique, elles sont d\u00e9sormais suivies de mani\u00e8re plus syst\u00e9matique. Le respect plus strict des directives internes des banques en mati\u00e8re de taux d'avance, de r\u00e8gles de capacit\u00e9 financi\u00e8re et de taux d'amortissement limite la marge de man\u0153uvre des emprunteurs hypoth\u00e9caires et peut, dans des cas extr\u00eames, conduire \u00e0 un refus de la demande de cr\u00e9dit.<\/p>\n<p><strong>Une approche professionnelle et une pr\u00e9sence active sur le march\u00e9 sont n\u00e9cessaires<\/strong><br \/>\nLes banques centrales signalent unanimement une politique mon\u00e9taire restrictive pour une dur\u00e9e ind\u00e9termin\u00e9e, ce qui complique encore la situation. Dans ce contexte, m\u00eame les acteurs du march\u00e9 de l'immobilier qui ont une bonne connaissance du financement et disposent d'un bon r\u00e9seau ont de plus en plus de mal \u00e0 assurer un refinancement sans faille de leurs projets immobiliers. Ce pr\u00eat subordonn\u00e9 peut \u00eatre particuli\u00e8rement adapt\u00e9 pour garantir les liquidit\u00e9s ou comme financement de transition. En raison du risque qu'elle comporte, cette forme d'obtention de capitaux peut \u00eatre co\u00fbteuse.
