Cette augmentation est due \u00e0 l'acquisition de Binningerstrasse 5\/Innere Margarethenstrasse 2 \u00e0 B\u00e2le. L'indexation des baux commerciaux et la remise en location d'appartements apr\u00e8s la r\u00e9alisation de projets de construction y ont \u00e9galement contribu\u00e9, peut on lire dans un communiqu\u00e9 de presse. Le taux de vacance a diminu\u00e9 de 2,4 \u00e0 1,7%. Les diminutions de revenus ont diminu\u00e9 de 72,5% \u00e0 0,3 million de CHF. La valeur du portefeuille est rest\u00e9e pratiquement constante \u00e0 754,4 millions de CHF, tandis que les d\u00e9pr\u00e9ciations se sont \u00e9lev\u00e9es \u00e0 8,0 millions de CHF, soit 1,1% de la valeur du portefeuille. Cela est notamment d\u00fb \u00e0 l'\u00e9volution du taux d'actualisation. Le taux d'escompte moyen pond\u00e9r\u00e9 r\u00e9el est pass\u00e9 de 2,70 \u00e0 2,74% au premier semestre. L'ann\u00e9e pr\u00e9c\u00e9dente, le portefeuille avait encore \u00e9t\u00e9 r\u00e9\u00e9valu\u00e9 de 15,1 millions de CHF.<br \/>\nSur la base de l'\u00e9tat d'avancement actuel des projets concernant les immeubles en d\u00e9veloppement, il en r\u00e9sulte des produits correspondants de 8,9 millions de CHF, contre 11,4 millions de CHF pour la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente. Les co\u00fbts ont baiss\u00e9 de 9,0 \u00e0 6,5 millions de CHF. Le total des charges d'exploitation (sans les d\u00e9veloppements) s'est \u00e9lev\u00e9 \u00e0 5,8 millions de CHF, contre 5,1 millions de CHF pour la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente. En raison de la r\u00e9\u00e9valuation, la marge EBIT a diminu\u00e9 de 64,6 \u00e0 22,2%. Au final, la perte nette est de 1,1 million de CHF (ann\u00e9e pr\u00e9c\u00e9dente : +21,7 millions de CHF). Sans les r\u00e9\u00e9valuations, le b\u00e9n\u00e9fice net est pass\u00e9 de 9,2 millions \u00e0 5,4 millions de CHF.<\/p>\n<h3>Achats opportunistes possibles<\/h3>\n<p>Au cours du deuxi\u00e8me semestre, des achats d'immeubles de rapport dans la ville de Zurich ou de B\u00e2le seront examin\u00e9s de mani\u00e8re opportuniste \"dans un contexte de hausse des rendements initiaux\". En revanche, il pourrait y avoir d'autres ventes d'immeubles qui ne correspondent pas \u00e0 la strat\u00e9gie - comme la vente de l'immeuble de l'Aarbergergasse 57 \u00e0 Berne, r\u00e9alis\u00e9e le 2 ao\u00fbt.
