Toutefois, Peach a d\u00fb comptabiliser une d\u00e9pr\u00e9ciation sans effet de tr\u00e9sorerie de 98 millions d'euros, ce qui l'a fait basculer dans le rouge : Le r\u00e9sultat d'exploitation s'est \u00e9lev\u00e9 \u00e0 -70,2 millions d'euros (ann\u00e9e pr\u00e9c\u00e9dente : 101,0 millions d'euros) et le r\u00e9sultat avant imp\u00f4ts (EBT) \u00e0 -92,1 millions d'euros (ann\u00e9e pr\u00e9c\u00e9dente : 61,2 millions d'euros).<\/p>\n<p>Peach d\u00e9tient un portefeuille total de 27 500 unit\u00e9s r\u00e9sidentielles et 500 unit\u00e9s commerciales, qui lui ont permis de g\u00e9n\u00e9rer des revenus locatifs de 59,8 millions d'euros (+3,6% sur une base like-for-like). Le taux d'inoccupation \u00e9tait de 7,2%. Les revenus d'exploitation (FFO I) ont atteint 9,5 millions d'euros, soit une augmentation de 9%.<\/p>\n<h3>Des ventes partielles sont \u00e0 l'\u00e9tude<\/h3>\n<p>Peach indique qu'elle se concentre sur l'adaptation de la structure du capital de l'entreprise au changement de taux d'int\u00e9r\u00eat. Le ratio de fonds propres \u00e9tait de 40,1% \u00e0 la date de cl\u00f4ture du 30 juin (39,6% fin 2022). Le ratio d'endettement (LTV) \u00e9tait de 55,0%, l\u00e9g\u00e8rement sup\u00e9rieur \u00e0 celui de fin 2022 (54,7%). Peach a d\u00e9clar\u00e9 qu'elle travaillait \"activement au refinancement de la dette\". Mi-ao\u00fbt 2023, un nouveau financement garanti de 33 millions d'euros a \u00e9t\u00e9 conclu et aucune dette substantielle n'est \u00e0 refinancer d'ici 2025.<\/p>\n<p>Pour renforcer la structure du capital, des ventes de petites parties du portefeuille sont \u00e0 l'\u00e9tude : \"Si des possibilit\u00e9s de vente de portefeuilles immobiliers en dehors des sites de notre portefeuille principal devaient se pr\u00e9senter, nous les examinerions soigneusement dans l'optique d'une gestion efficace des actifs et de l'optimisation de notre structure du capital\", d\u00e9clare Reto Garzetti, pr\u00e9sident ex\u00e9cutif du conseil d'administration.<\/p>\n<h3>Le conseil d'administration confirme les pr\u00e9visions<\/h3>\n<p>Pour l'ensemble de l'ann\u00e9e, Peach s'attend \u00e0 une \u00e9volution positive de ses activit\u00e9s op\u00e9rationnelles. En se concentrant sur le logement abordable, l'entreprise s'estime bien positionn\u00e9e. Si l'environnement de march\u00e9 reste inchang\u00e9, Peach s'attend \u00e0 atteindre les objectifs mentionn\u00e9s en d\u00e9but d'ann\u00e9e : Les revenus locatifs se situeraient entre 121 et 123 millions d'euros, le FFO I dans le bas de la fourchette de 21 \u00e0 23 millions d'euros.<\/p>","protected":false},"excerpt":{"rendered":"<p>La soci\u00e9t\u00e9 immobili\u00e8re doit enregistrer une d\u00e9valuation de pr\u00e8s de 100 millions d'euros.
