Les revenus locatifs annualis\u00e9s ont augment\u00e9 de 1,4 million pour atteindre 18,2 millions de CHF. La derni\u00e8re acquisition a \u00e9t\u00e9 un immeuble logistique \u00e0 Studen (BE) en janvier. L'immeuble dispose de revenus locatifs garantis \u00e0 long terme d'environ 1,0 million de CHF et d'un rendement brut r\u00e9el de 6,9%, est-il pr\u00e9cis\u00e9.<\/p>\n<h3>Succ\u00e8s global r\u00e9duit de plus de moiti\u00e9<\/h3>\n<p>Les charges ont augment\u00e9 de 1,5 million pour atteindre 3,9 millions de CHF, en raison de l'augmentation des frais d'int\u00e9r\u00eats. Ceux-ci se sont \u00e9lev\u00e9s en moyenne \u00e0 1,89% au cours du semestre. En ce qui concerne les gains en capital non r\u00e9alis\u00e9s, des d\u00e9pr\u00e9ciations sur le portefeuille ont \u00e9t\u00e9 enregistr\u00e9es \u00e0 hauteur de 2,9 millions de CHF, alors que des r\u00e9\u00e9valuations de 1,0 million de CHF avaient \u00e9t\u00e9 comptabilis\u00e9es au S1 2022. En cons\u00e9quence, le r\u00e9sultat total a diminu\u00e9 par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, passant de 5,3 millions \u00e0 2,1 millions de CHF. Le rendement des placements s'est \u00e9lev\u00e9 \u00e0 1,19%, ce qui correspond \u00e0 une baisse de 1,75 point de pourcentage par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente. Le cours des parts du fonds a baiss\u00e9 de 9,6% pour atteindre 103,00 CHF. En cons\u00e9quence, la performance nette s'est \u00e9lev\u00e9e \u00e0 -4,4%.<\/p>\n<h3>La direction du fonds r\u00e9fl\u00e9chit \u00e0 la vente de biens immobiliers<\/h3>\n<p>\"Au vu des conditions de march\u00e9 qui pr\u00e9valent, la direction du fonds a d\u00e9cid\u00e9 de ne pas proc\u00e9der \u00e0 une nouvelle augmentation de capital pour le moment\", peut-on lire dans un communiqu\u00e9 de presse. La r\u00e9duction du financement externe par la vente de biens immobiliers est \u00e9galement envisag\u00e9e. Auparavant, Helvetica avait d\u00e9j\u00e0 fait savoir qu'une fusion du fonds avec le HSC Fund, nettement plus grand, \u00e9tait \u00e0 l'\u00e9tude, ce qui permettrait d'atteindre une taille de fonds
