Elles ont augment\u00e9 de 17% par rapport \u00e0 la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente pour atteindre 9,7 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 8,3 millions). Selon le fonds, les acquisitions de l'ann\u00e9e pr\u00e9c\u00e9dente ont eu un effet positif : Des immeubles ont \u00e9t\u00e9 acquis au 2-4 rue des Deux-Ponts et au 12 rue Tronchin \u00e0 Gen\u00e8ve ainsi que les immeubles Haltingerstrasse 63, Haltingerstrasse 102 et Kirchgasse 4 \u00e0 B\u00e2le. Le taux de d\u00e9faillance des loyers (hors projets) s'\u00e9levait fin juin \u00e0 4,80%, soit une l\u00e9g\u00e8re hausse par rapport \u00e0 la valeur de fin 2022 (4,7%).<\/p>\n<p>Le produit net du fonds s'est \u00e9lev\u00e9 \u00e0 4,2 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 5,3 millions de CHF). L'\u00e9valuation du portefeuille a entra\u00een\u00e9 un r\u00e9sultat d'\u00e9valuation non r\u00e9alis\u00e9 de -8,9 millions de CHF, alors qu'il y avait encore eu une r\u00e9\u00e9valuation de 4,4 millions de CHF l'ann\u00e9e pr\u00e9c\u00e9dente. Le r\u00e9sultat total pour le premier semestre \u00e9tait donc de -3,1 millions de CHF. Au premier semestre 2022, le fonds a r\u00e9alis\u00e9 un b\u00e9n\u00e9fice de 7,3 millions de CHF.<\/p>\n<p>Soutenue par des investissements dans des immeubles existants et dans des projets de construction, la valeur de march\u00e9 du portefeuille immobilier \u00e9tait de 609,6 millions de CHF au 30 juin 2023 (fin 2022 : 614,8 millions de CHF). La valeur nette d'inventaire par part de fonds \u00e9tait de 107,67 CHF, contre 110,99 CHF fin 2022.<\/p>\n<h3>Les revenus locatifs th\u00e9oriques grimpent de sept pour cent<\/h3>\n<p>Au cours de la p\u00e9riode sous revue, le Swiss Central City Real Estate Fund a achev\u00e9 deux projets de construction de logements \u00e0 Saint-Gall (Lindenstrasse 135) et \u00e0 Zurich (Luisenstrasse 40). L'immeuble de Zurich est enti\u00e8rement lou\u00e9 depuis le 1er avril et pour l'immeuble de Saint-Gall, des locataires ont \u00e9t\u00e9 trouv\u00e9s pour 24 des 28 appartements jusqu'au 30 juin, date de cl\u00f4ture du bilan.<\/p>\n<p>L'immeuble de la rue du V\u00e9lodrome 5A \u00e0 Gen\u00e8ve est \u00e0 nouveau enti\u00e8rement lou\u00e9 depuis le 1er octobre : Un centre de physioth\u00e9rapie a lou\u00e9 une surface de 370 m\u00b2 pour une dur\u00e9e de 15 ans (early-break en 2033).<\/p>\n<p>Dans le Clara Shopping \u00e0 B\u00e2le (Greifenstrasse 36, 38 \/ Rebgasse 6), un contrat existant portant sur une surface de vente au d\u00e9tail de 2 100 m\u00b2 a pu \u00eatre prolong\u00e9 de cinq ans jusqu'en 2029 avec la cha\u00eene de mode H&amp;M Hennes &amp; Mauritz AG.<\/p>\n<p>Les revenus locatifs th\u00e9oriques des immeubles de placement ont augment\u00e9, en termes annualis\u00e9s, de 7% pour atteindre 20,8 millions de CHF. La part des revenus locatifs provenant de l'utilisation r\u00e9sidentielle s'est \u00e9lev\u00e9e \u00e0 52%.<\/p>\n<p>En ce qui concerne les perspectives pour le second semestre, le Swiss Central City Real Estate Fund reste prudent : en raison de la situation \u00e9conomique actuelle et des risques, les perspectives \u00e0 court terme sont difficiles, \u00e9crit le fonds dans un communiqu\u00e9, en faisant r\u00e9f\u00e9rence \u00e0 l'inflation, \u00e0 d'\u00e9ventuelles nouvelles hausses des taux directeurs et \u00e0 la guerre en Ukraine.
