C'est ce qu'annonce le fonds, qui se concentre sur le logement abordable, lors de la publication de ses r\u00e9sultats semestriels. Le produit de la vente servira en premier lieu \u00e0 r\u00e9duire l'endettement et donc \u00e0 diminuer encore les co\u00fbts de financement. L'objectif est de r\u00e9duire le taux d'endettement \u00e0 environ 39% \u00e0 la fin de l'ann\u00e9e.<\/p>\n<p>Le HSL Fund d\u00e9tient 62 immeubles r\u00e9sidentiels, soit plus de 1 800 unit\u00e9s d'habitation. La valeur v\u00e9nale des immeubles \u00e9tait de 810,2 millions de CHF (-1%) au 30 juin. Le taux d'endettement est de 45,85%.<\/p>\n<h3>Le succ\u00e8s global tourne au rouge<\/h3>\n<p>Au cours du premier semestre 2023, le HSL Fund a augment\u00e9 son taux d'occupation \u00e0 97,0% (contre 95,2% l'ann\u00e9e pr\u00e9c\u00e9dente), ce qui repr\u00e9sente le taux le plus \u00e9lev\u00e9 depuis le lancement du fonds. Les revenus locatifs se sont \u00e9lev\u00e9s \u00e0 14,5 millions de CHF au cours de la p\u00e9riode sous revue, ce qui repr\u00e9sente une augmentation de 3,6 millions de CHF par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente. En revanche, les d\u00e9penses ont nettement augment\u00e9, de 5,1 millions de CHF, pour atteindre 9,6 millions de CHF. Helvetica explique cela par des d\u00e9penses plus \u00e9lev\u00e9es pour les biens immobiliers acquis l'ann\u00e9e pr\u00e9c\u00e9dente et par des co\u00fbts d'int\u00e9r\u00eats plus \u00e9lev\u00e9s. Les produits nets se sont \u00e9lev\u00e9s \u00e0 CHF 4,9 millions (ann\u00e9e pr\u00e9c\u00e9dente : CHF 8,9 millions). Le portefeuille a enregistr\u00e9 une d\u00e9pr\u00e9ciation de 7,7 millions de CHF sous le poste \"pertes en capital non r\u00e9alis\u00e9es\". Le r\u00e9sultat total est n\u00e9gatif de 1,9 million de CHF, alors que l'ann\u00e9e pr\u00e9c\u00e9dente, un b\u00e9n\u00e9fice de 11,6 millions de CHF avait \u00e9t\u00e9 enregistr\u00e9.<\/p>\n<p>La performance nette du HSL Fund a \u00e9t\u00e9 de -2,3%, compte tenu de la distribution de 3,45 CHF pour l'exercice 2022, vers\u00e9e au cours de la p\u00e9riode. La valeur nette d'inventaire a baiss\u00e9 \u00e0 112,43 CHF par part (-3,94 CHF) et le rendement des investissements a \u00e9t\u00e9 de -0,43%. Le rendement des capitaux propres a baiss\u00e9 \u00e0 -0,42%.<\/p>\n<h3>Pas d'augmentation de capital cette ann\u00e9e<\/h3>\n<p>Le fonds veut donner la priorit\u00e9 \u00e0 la poursuite de l'augmentation du taux d'occupation, \u00e0 l'adaptation des revenus locatifs \u00e0 la hausse du taux d'int\u00e9r\u00eat de r\u00e9f\u00e9rence et \u00e0 une r\u00e9alisation des potentiels dans les immeubles, communique Helvetica. La direction du fonds s'attend \u00e0 une nouvelle croissance des revenus locatifs. Le taux de fluctuation annuel des locataires de 15 pour cent offre l'opportunit\u00e9 d'augmenter substantiellement les loyers avec des investissements minimes lors des changements de locataires.<\/p>\n<p>Le fonds reporte \u00e0 2024 l'augmentation de capital initialement pr\u00e9vue pour cette ann\u00e9e.
