Le r\u00e9sultat op\u00e9rationnel sans les r\u00e9sultats des immeubles a augment\u00e9 de 20,9% \u00e0 150,5 millions de CHF. La dissolution d'imp\u00f4ts diff\u00e9r\u00e9s a g\u00e9n\u00e9r\u00e9 une contribution positive de 30,6 millions de CHF. D'un autre c\u00f4t\u00e9, les b\u00e9n\u00e9fices issus de la vente de projets de d\u00e9veloppement et de propri\u00e9t\u00e9s par \u00e9tage ont r\u00e9duit le r\u00e9sultat de 11,2 millions de CHF. Les charges d'exploitation ont baiss\u00e9 de 5,3% \u00e0 27,2 millions de CHF, les frais de financement ont augment\u00e9 de 42,4% \u00e0 8,2 millions de CHF. La chute massive du b\u00e9n\u00e9fice net - de 66,1% \u00e0 76,9 millions de CHF - est principalement due \u00e0 la d\u00e9pr\u00e9ciation du portefeuille de 90,7 millions de CHF. Au cours de la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente, le portefeuille avait encore \u00e9t\u00e9 r\u00e9\u00e9valu\u00e9 de 131,9 millions de CHF.<\/p>\n<p>La valeur au bilan du portefeuille est pass\u00e9e de 9,4 \u00e0 9,6 milliards de CHF au cours du semestre. Le taux de vacance est pass\u00e9 de 3,0 \u00e0 3,2%, dont 0,3 point de pourcentage est d\u00fb aux travaux de r\u00e9novation en cours. A la fin de l'ann\u00e9e 2023, le taux d'inoccupation devrait rester inf\u00e9rieur \u00e0 4%. Cette pr\u00e9vision est \u00e9tay\u00e9e par des locations post\u00e9rieures \u00e0 la date de r\u00e9f\u00e9rence : le nouveau b\u00e2timent en bois \"Clime\" \u00e0 B\u00e2le et les deux immeubles situ\u00e9s au Bleicherweg 14 et \u00e0 la F\u00f6rrlibuckstrasse 60\/62 \u00e0 Zurich sont d\u00e9sormais enti\u00e8rement lou\u00e9s, indique PSP.<\/p>\n<p>Les r\u00e9\u00e9valuations des immeubles d'un total de -90,7 millions de CHF se r\u00e9partissent entre -100,9 millions pour le portefeuille d'investissement et +10,1 millions de CHF pour les terrains et les immeubles en d\u00e9veloppement. Le taux d'actualisation moyen pond\u00e9r\u00e9 pour l'ensemble du portefeuille s'\u00e9levait \u00e0 3,81% en valeur nominale \u00e0 la mi-2023 (fin 2022 : 3,48%). Le taux d'actualisation plus \u00e9lev\u00e9 a \u00e9t\u00e9 la raison principale de la d\u00e9pr\u00e9ciation, tandis que les loyers du march\u00e9 plus \u00e9lev\u00e9s suite \u00e0 l'indexation des contrats de location ont eu un effet ponctuel d'augmentation nette de la valeur, est-il pr\u00e9cis\u00e9. Les locations dans des emplacements centraux se sont d\u00e9roul\u00e9es de mani\u00e8re satisfaisante au premier semestre, tandis que le march\u00e9 des immeubles de bureaux plus anciens dans des emplacements B et C ainsi que des surfaces de vente au d\u00e9tail non alimentaires dans des emplacements secondaires reste difficile.<\/p>\n<h3>Pr\u00e9vision d'Ebitda augment\u00e9e de 5 millions de CHF<\/h3>\n<p>Pour l'ensemble de l'ann\u00e9e, PSP s'attend \u00e0 des revenus immobiliers sup\u00e9rieurs \u00e0 ceux de l'ann\u00e9e pr\u00e9c\u00e9dente, malgr\u00e9 des pertes de loyers temporaires dues \u00e0 des r\u00e9novations, en raison de l'indexation, des ach\u00e8vements et des acquisitions. En revanche, les revenus issus de la vente de projets de d\u00e9veloppement et de propri\u00e9t\u00e9s par \u00e9tage diminueront, indique PSP.
