Ce r\u00e9sultat est certes loin de la valeur comparative de l'ann\u00e9e pr\u00e9c\u00e9dente (CHF 95,1 millions), mais le groupe de construction confirme l'objectif communiqu\u00e9 d'un b\u00e9n\u00e9fice d'exploitation de l'ordre de CHF 120 millions pour l'ensemble de l'ann\u00e9e. Lors de la pr\u00e9sentation de son rapport d'activit\u00e9 2022, Implenia avait d\u00e9j\u00e0 indiqu\u00e9 que les chiffres \u00e9taient fortement influenc\u00e9s par les ventes de projets de la division Real Estate, qui ne se reproduiraient pas au cours du nouvel exercice.<\/p>\n<h3>Le secteur immobilier maintient son objectif d'EBIT \u00e0 40 millions de CHF<\/h3>\n<p>Au premier semestre 2023, la division Real Estate a r\u00e9alis\u00e9 un EBIT de 16,1 millions de CHF, contre 75,6 millions de CHF pour la m\u00eame p\u00e9riode de l'ann\u00e9e pr\u00e9c\u00e9dente. La division Immobilier serait en bonne voie pour atteindre l'objectif d'EBIT de plus de CHF 40 millions fix\u00e9 pour 2023 au moyen de transactions pr\u00e9vues. C'est la seule des quatre divisions d'Implenia \u00e0 pr\u00e9senter sa propre guidance EBIT. La valeur comptable du portefeuille Real Estate existant est pass\u00e9e de 129,9 \u00e0 158,8 millions de CHF. \u00c0 la fin de l'ann\u00e9e 2022, la valeur marchande \u00e9tait de 351 millions de CHF. \"Le partenariat avec Ina Invest a continu\u00e9 \u00e0 se d\u00e9velopper avec succ\u00e8s\", \u00e9crit en outre Implenia.<\/p>\n<h3>Chiffre d'affaires en hausse apr\u00e8s correction des effets de change<\/h3>\n<p>Le chiffre d'affaires du groupe s'est \u00e9lev\u00e9 \u00e0 1,73 milliard de CHF, soit le m\u00eame niveau que l'ann\u00e9e pr\u00e9c\u00e9dente (1,77 milliard) ; apr\u00e8s correction des effets de change, il s'est \u00e9tabli \u00e0 1,81 milliard de CHF. Le carnet de commandes est pass\u00e9 de 7,1 \u00e0 7,3 milliards de CHF, et \u00e0 7,5 milliards de CHF apr\u00e8s correction des effets de change.<\/p>\n<h3>Wincasa : contribution au r\u00e9sultat d\u00e8s 2023<\/h3>\n<p>Toutes les divisions ont \u00e9t\u00e9 rentables au cours du semestre, est-il pr\u00e9cis\u00e9. La division Buildings a augment\u00e9 sa performance op\u00e9rationnelle au niveau de l'EBIT, hors Wincasa, de 17,6 millions \u00e0 19,8 millions de francs. En tenant compte des frais de transaction et d'int\u00e9gration ainsi que des amortissements PPA r\u00e9sultant de l'acquisition de Wincasa, l'EBIT d\u00e9clar\u00e9 s'est \u00e9lev\u00e9 \u00e0 18,2 millions de CHF. Pour l'ensemble de l'ann\u00e9e, la division pr\u00e9voit d\u00e9j\u00e0 une contribution positive de l'EBIT r\u00e9sultant de la transaction Wincasa - m\u00eame en tenant compte des frais de transaction et des amortissements PPA. \"L'acquisition renforce le profil de chiffre d'affaires et de marge de toute l'entreprise\", a d\u00e9clar\u00e9 le CEO Andr\u00e9 Wyss dans le cadre de la conf\u00e9rence des analystes. Conform\u00e9ment \u00e0 l'accord, une tranche encore en suspens du prix d'achat de Wincasa de 71,6 millions de CHF arrivera \u00e0 \u00e9ch\u00e9ance d\u00e9but 2024. L'int\u00e9gration du prestataire de services immobiliers en tant qu'unit\u00e9 juridiquement et op\u00e9rationnellement ind\u00e9pendante au sein de la division Buildings se d\u00e9roule comme pr\u00e9vu, indique Implenia. Le chiffre d'affaires de la division Building est pass\u00e9 de 851 \u00e0 906 millions de CHF. Avec CHF 2,81 milliards (S1 2022 : 3,14 milliards), le carnet de commandes s'est maintenu \"\u00e0 un niveau \u00e9lev\u00e9 et toujours de bonne qualit\u00e9, malgr\u00e9 un contexte de march\u00e9 difficile\".<\/p>\n<h3>Augmentation du ratio de fonds propres<\/h3>\n<p>Malgr\u00e9 le versement d'un dividende en mars, Implenia a augment\u00e9 ses fonds propres de 18,7 millions au premier semestre, \u00e0 CHF 501,4 millions. Le ratio de fonds propres est pass\u00e9 de 17,5% \u00e0 18,0% au cours du semestre. \"Le r\u00e9sultat semestriel constitue une nouvelle \u00e9tape importante sur la voie d'une am\u00e9lioration durable du ratio de fonds propres, qui devrait d\u00e9passer 20%\", \u00e9crit Implenia dans un communiqu\u00e9.<\/p>\n<p>Pour l'ensemble de l'exercice 2023, Implenia confirme non seulement son objectif d'EBIT, mais aussi sa pr\u00e9vision d'un ratio de fonds propres sup\u00e9rieur \u00e0 20%. A moyen terme, il continue de viser un ratio de 25%.
