Des ajustements de loyers et une l\u00e9g\u00e8re augmentation du taux d'occupation sont \u00e0 l'origine de cette hausse. Pris isol\u00e9ment, les revenus locatifs du semestre ont augment\u00e9 de 0,1 million \u00e0 21,3 millions de CHF et les autres revenus de 0,2 million \u00e0 0,3 million de CHF, ce qui a entra\u00een\u00e9 une hausse des revenus totaux de 21,4 millions \u00e0 21,7 millions de CHF. D'autre part, les charges ont \u00e9galement augment\u00e9, de 1,5 million \u00e0 7,9 millions de CHF, principalement en raison de la hausse des co\u00fbts de financement des dettes portant int\u00e9r\u00eat, qui ont \u00e9t\u00e9 r\u00e9mun\u00e9r\u00e9es en moyenne \u00e0 1,56 %.<\/p>\n<h3>D\u00e9pr\u00e9ciation de 6,8 millions<\/h3>\n<p>Au cours du premier semestre, le fonds a d\u00e9valu\u00e9 son portefeuille de positions de 0,8 %, soit 6,8 millions de CHF, pour le ramener \u00e0 750,0 millions de CHF. Les ajustements de la valeur de march\u00e9, d\u00e9duction faite des investissements activ\u00e9s, en sont responsables. Apr\u00e8s d\u00e9duction des dettes et des imp\u00f4ts de liquidation, la fortune nette du fonds s'est \u00e9lev\u00e9e \u00e0 491,5 millions de CHF, ce qui correspond \u00e0 une diminution de 17,4 millions de CHF par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente. Le taux d'endettement a l\u00e9g\u00e8rement augment\u00e9 pour atteindre 30,71 %.<\/p>\n<h3>Rendement des investissements \u00e0 1,19%<\/h3>\n<p>Au cours du premier semestre, le cours des parts du fonds a baiss\u00e9 de 9,2% en valeur brute, passant de 98,00 \u00e0 89,00 CHF. Cela correspond, compte tenu de la distribution de 5,35 CHF vers\u00e9e au premier semestre pour l'exercice 2022, \u00e0 une performance nette de -4,0%. La d\u00e9cote sur la valeur nette d'inventaire est de 21,4 %. Le rendement des fonds propres a diminu\u00e9 par rapport au semestre 2022, passant de 3,12 % \u00e0 1,14 %, tandis que le rendement des placements s'est \u00e9tabli \u00e0 1,19 %, soit une baisse de 2,08 points de pourcentage par rapport \u00e0 la m\u00eame p\u00e9riode.<\/p>\n<h3>Ventes pr\u00e9vues pour 30 millions<\/h3>\n<p>Afin de r\u00e9duire le taux d'endettement, la direction du fonds pr\u00e9voit de vendre des biens immobiliers d'une valeur de 30 millions de CHF. L'objectif est de r\u00e9duire dans un premier temps le taux d'endettement \u00e0 environ 28% d'ici la fin de l'ann\u00e9e, puis de le ramener \u00e0 25% dans une \u00e9tape ult\u00e9rieure gr\u00e2ce \u00e0 des ventes suppl\u00e9mentaires. En ce qui concerne la distribution, la direction du fonds pr\u00e9voit pour l'exercice 2023 une valeur au niveau des ann\u00e9es pr\u00e9c\u00e9dentes.<\/p>\n<h3>Fusion avec HSO en cours d'examen<\/h3>\n<p>Helvetica a \u00e9galement annonc\u00e9 que le HSC Fund pourrait fusionner avec l'Helvetica Swiss Opportunity Fund. Cette mesure cr\u00e9erait \"un fonds commercial plus diversifi\u00e9 et cot\u00e9 de plus d'un milliard de CHF\". Le HSO investit dans l'immobilier logistique suisse, les centres de donn\u00e9es et les march\u00e9s sp\u00e9cialis\u00e9s.
