Le net ralentissement de la hausse de l'endettement hypoth\u00e9caire, la diminution des demandes de financement de buy-to-let et le ralentissement des investissements dans la construction ont toutefois entra\u00een\u00e9 une diminution des risques sur le march\u00e9 des logements en propri\u00e9t\u00e9. Le rapport entre les prix des logements en propri\u00e9t\u00e9 et les prix \u00e0 la consommation, les loyers et les revenus a l\u00e9g\u00e8rement augment\u00e9 au cours du dernier trimestre, malgr\u00e9 la hausse des taux directeurs, ce qui a emp\u00each\u00e9 une baisse plus importante de l'indice.<\/p>\n<p>L'indice UBS Swiss Real Estate Bubble Index reste significativement plus bas que lors de la bulle immobili\u00e8re du d\u00e9but des ann\u00e9es 1990. Toutefois, la valeur de l'indice a nettement augment\u00e9 depuis le milieu des ann\u00e9es 2020. Au deuxi\u00e8me trimestre, les prix des logements en propri\u00e9t\u00e9 ont en outre augment\u00e9 de 0,8 %, soit plus que lors des trimestres pr\u00e9c\u00e9dents. La hausse des loyers propos\u00e9s s'est certes acc\u00e9l\u00e9r\u00e9e pour atteindre pr\u00e8s de 1%, mais elle est rest\u00e9e l\u00e9g\u00e8rement inf\u00e9rieure \u00e0 la hausse des prix des logements en propri\u00e9t\u00e9 comparables. Le volume des hypoth\u00e8ques en cours a augment\u00e9 \u00e0 son rythme le plus lent depuis les ann\u00e9es 1990, en raison de la hausse des co\u00fbts de financement. Le ralentissement de l'\u00e9conomie a \u00e9galement entra\u00een\u00e9 une \u00e9volution plus lente des revenus des m\u00e9nages qu'au cours des trimestres pr\u00e9c\u00e9dents.<\/p>\n<p>Selon UBS, les prix des logements en propri\u00e9t\u00e9 se montrent encore relativement r\u00e9sistants \u00e0 la hausse des co\u00fbts de financement.
