Un peu plus de la moiti\u00e9 des revenus locatifs proviennent de l'utilisation r\u00e9sidentielle. Les revenus locatifs ont augment\u00e9 de 17% par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente pour atteindre 9,7 millions de CHF (S1 2022 : 8,3 millions de CHF).<\/p>\n<h3>En fin de compte, le r\u00e9sultat est n\u00e9gatif<\/h3>\n<p>Le r\u00e9sultat semestriel est en revanche grev\u00e9 par l'environnement actuel des taux d'int\u00e9r\u00eat. Il a entra\u00een\u00e9 des taux d'actualisation plus \u00e9lev\u00e9s lors de l'\u00e9valuation des biens immobiliers et, par cons\u00e9quent, des \u00e9valuations de march\u00e9 plus basses ainsi que des co\u00fbts de financement externes plus \u00e9lev\u00e9s, indique le fonds. Selon les chiffres provisoires, le revenu net du fonds a donc recul\u00e9 de 5,3 millions de CHF l'ann\u00e9e pr\u00e9c\u00e9dente \u00e0 4,2 millions de CHF aujourd'hui. L'\u00e9valuation du portefeuille immobilier a entra\u00een\u00e9 un r\u00e9sultat de r\u00e9\u00e9valuation non r\u00e9alis\u00e9 de -8,9 millions de CHF, alors qu'il y avait encore eu une r\u00e9\u00e9valuation de 4,4 millions de CHF au premier semestre. Le Swiss Central City Real Estate Fund s'attend donc \u00e0 une perte au premier semestre de -3,1 millions de CHF selon les pr\u00e9visions. L'ann\u00e9e pr\u00e9c\u00e9dente, le fonds avait encore r\u00e9alis\u00e9 un b\u00e9n\u00e9fice de 7,3 millions de CHF. La fortune totale du fonds \u00e0 la date de r\u00e9f\u00e9rence du 30 juin 2023 s'\u00e9levait \u00e0 615,2 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 622,2 millions) et la fortune nette du fonds \u00e0 409,4 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 422,0 millions).<\/p>\n<p>Le Swiss Central City Real Estate Fund pr\u00e9voit de publier son rapport semestriel complet le 21 ao\u00fbt. <em>(ah)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Alors que le fonds a \u00e9t\u00e9 performant sur le plan op\u00e9rationnel, le tournant des taux d'int\u00e9r\u00eat a eu un impact n\u00e9gatif.
