Selon les derniers chiffres du deuxi\u00e8me trimestre, les surfaces de bureaux disponibles ont augment\u00e9 en trois mois pour atteindre 1,67 million de m\u00e8tres carr\u00e9s, soit 3,5% du parc. Il s'agit de la deuxi\u00e8me hausse trimestrielle cons\u00e9cutive. Au 4e trimestre 2022, cette valeur avait atteint son niveau le plus bas depuis plusieurs ann\u00e9es, soit 3,2%. \"Cette \u00e9volution est principalement due \u00e0 une offre suppl\u00e9mentaire de surfaces de bureaux dans la banlieue de Zurich (r\u00e9gion de l'a\u00e9roport et Limmattal), o\u00f9 le taux de disponibilit\u00e9 est pass\u00e9 de 15% \u00e0 16,6% en l'espace de six mois\", \u00e9crit CBRE. L'offre de surfaces de bureaux sur le sol de la ville de Zurich a \u00e9galement augment\u00e9, pour atteindre 190 000 m\u00b2 ou 2,8%, soit 13 000 m\u00b2 de plus qu'au T1 2023 (177 000 m\u00b2 ou 2,7 %). Il s'agit de la premi\u00e8re hausse depuis le T4 2020. Dans le Central Business District de Zurich notamment, l'offre a augment\u00e9 de 8.000 m\u00b2 en trois mois pour atteindre 51.000 m\u00b2 (2,6 %).<\/p>\n<p>Selon CBRE, ces chiffres s'inscrivent dans un contexte o\u00f9, \u00e0 Zurich, certaines entreprises du secteur des technologies de l'information et de la communication, qui repr\u00e9sentaient une grande partie de la demande ces derni\u00e8res ann\u00e9es, ont revu ou r\u00e9vis\u00e9 leurs projets d'expansion. \"En outre, la fusion des deux plus grandes banques suisses, UBS et Credit Suisse, aura \u00e9galement un impact progressif sur le march\u00e9 zurichois des bureaux\", poursuit la maison de courtage. \"M\u00eame si cet impact ne devrait pas \u00eatre significatif, cela pourrait offrir \u00e0 d'autres acteurs du march\u00e9 de bonnes opportunit\u00e9s de trouver des surfaces situ\u00e9es au centre dans un contexte de march\u00e9 toujours tendu, avec une faible activit\u00e9 de construction et une pression \u00e0 la hausse sur les loyers de pointe\".<\/p>\n<p>\u00c0 B\u00e2le, il est frappant de constater que la hausse des surfaces de bureaux disponibles s'est transform\u00e9e en une r\u00e9duction de l'offre pour la premi\u00e8re fois depuis 2016. \"Quelques grands succ\u00e8s locatifs au CBD et \u00e0 Klybeck ont fait passer le taux de disponibilit\u00e9 de 5,6% \u00e0 4,5% (117 000 m\u00b2) en un trimestre\". Selon lui, il faut toutefois s'attendre \u00e0 moyen terme \u00e0 une nette remont\u00e9e de l'offre.<\/p>\n<h3>Chiffre d'affaires en nette baisse au premier semestre<\/h3>\n<p>\"Pour le reste, les march\u00e9s des surfaces de bureaux des autres villes suisses, Gen\u00e8ve, Berne et Lausanne, se montrent stables et donc peu impressionn\u00e9s par le ralentissement de la croissance \u00e9conomique\", peut-on lire. Le march\u00e9 suisse des bureaux a b\u00e9n\u00e9fici\u00e9 ces derni\u00e8res ann\u00e9es de fortes ventes de surfaces, la bonne croissance \u00e9conomique ayant m\u00eame surcompens\u00e9 les effets du travail \u00e0 domicile. Toutefois, selon CBRE, la demande de bureaux s'est r\u00e9cemment ralentie en raison de l'affaiblissement de la conjoncture, et les activit\u00e9s de sous-location ont \u00e9galement augment\u00e9. Le volume des ventes de bureaux au premier semestre 2023 a diminu\u00e9 de 28% par rapport au premier semestre 2022, pour atteindre une moyenne de 490 000 m\u00b2 par trimestre.
