(Photo : Pixabay)<\/figcaption><\/figure>\n<p>Le 1er juin, l'Office f\u00e9d\u00e9ral du logement (OFL) a publi\u00e9 le nouveau taux d'int\u00e9r\u00eat de r\u00e9f\u00e9rence hypoth\u00e9caire, applicable \u00e0 partir du 2 juin. Il s'\u00e9l\u00e8ve d\u00e9sormais \u00e0 1,5 %, soit 0,25 point de plus que le taux publi\u00e9 la derni\u00e8re fois. La hausse du taux d'int\u00e9r\u00eat donne aux bailleurs un droit \u00e0 l'augmentation du loyer de 3%, indique l'OFL.<\/p>\n<p>L'Office f\u00e9d\u00e9ral souligne en outre que d'autres facteurs peuvent jouer un r\u00f4le dans une augmentation de loyer, comme la variation de l'indice des prix \u00e0 la consommation (rench\u00e9rissement), qui peut \u00eatre partiellement prise en compte. En outre, une modification des frais d'entretien et d'exploitation peut entra\u00eener une adaptation du loyer.<\/p>\n<h3>Le Credit Suisse s'attend \u00e0 une nouvelle hausse<\/h3>\n<p>On s'attendait \u00e0 ce que le taux d'int\u00e9r\u00eat de r\u00e9f\u00e9rence augmente en raison du changement de cap de la Banque nationale suisse. Selon le Credit Suisse, d'autres hausses du taux d'int\u00e9r\u00eat de r\u00e9f\u00e9rence suivront. La banque pr\u00e9voit une deuxi\u00e8me \u00e9tape \u00e0 1,75% d\u00e8s le mois de d\u00e9cembre, puis une troisi\u00e8me hausse un an plus tard. Selon le Credit Suisse, les loyers nets calcul\u00e9s \u00e0 un taux de r\u00e9f\u00e9rence de 1,25% augmenteront de 6% d'ici avril 2024 en raison de cette hausse. Comme les bailleurs peuvent en outre faire valoir 40% de rench\u00e9rissement cumul\u00e9 et, en g\u00e9n\u00e9ral, 0,5% d'augmentation g\u00e9n\u00e9rale des co\u00fbts par an, l'augmentation pourrait toutefois atteindre 10%.<\/p>\n<p>Toutefois, le Credit Suisse estime qu'environ la moiti\u00e9 de tous les contrats de location sont bas\u00e9s sur un taux d'int\u00e9r\u00eat de r\u00e9f\u00e9rence plus \u00e9lev\u00e9 que celui en vigueur jusqu'\u00e0 pr\u00e9sent, soit 1,25%.
