M\u00eame apr\u00e8s la vente d'un petit immeuble au Tessin, l'accent reste clairement mis sur les immeubles d'habitation, avec une part de 77,3% des revenus th\u00e9oriques, suivis par les surfaces de bureaux avec 9,8%, est-il pr\u00e9cis\u00e9. Aucune estimation de la valeur v\u00e9nale n'a \u00e9t\u00e9 effectu\u00e9e pour le rapport semestriel.<\/span><\/span><\/p>\n<p><span style=\"font-family: Noto Mono;\"><span style=\"font-size: medium;\">Jakobs-Strasse 30 \u00e0 B\u00e2le, le fonds a relou\u00e9 une surface de bureaux d'environ 300 m\u00b2 au 1er mai, le contrat a une dur\u00e9e fixe jusqu'\u00e0 fin septembre 2031. \"Cela permet de r\u00e9duire consid\u00e9rablement le taux d'inoccupation de l'immeuble et de prolonger la dur\u00e9e r\u00e9siduelle moyenne des baux commerciaux sur l'ensemble du portefeuille\", \u00e9crit la direction du fonds dans son rapport annuel. <\/span><\/span><\/p>\n<h3><span style=\"font-family: Noto Mono;\"><span style=\"font-size: medium;\">Performance de 1,1%<\/span><\/span><\/h3>\n<p><span style=\"font-family: Noto Mono;\"><span style=\"font-size: medium;\">Le cours du fonds a baiss\u00e9 de 119,50 \u00e0 118,00 CHF au cours du premier semestre. En incluant la distribution de 3,00 CHF, le fonds r\u00e9alise une performance semestrielle de +1,1%. Cette performance est l\u00e9g\u00e8rement inf\u00e9rieure \u00e0 celle du SXI Real Estate Funds Broad Total Return Index (SWIIT), qui s'\u00e9l\u00e8ve \u00e0 1,5%. Le rendement des placements s'est \u00e9lev\u00e9 \u00e0 1,14%, contre 3,07% \u00e0 fin septembre. La prime est rest\u00e9e largement inchang\u00e9e sur cette p\u00e9riode (+0,1 point de pourcentage \u00e0 9,5%).<\/span><\/span><\/p>\n<h3><span style=\"font-family: Noto Mono;\"><span style=\"font-size: medium;\">Augmentation de capital en septembre<\/span><\/span><\/h3>\n<p><span style=\"font-family: Noto Mono;\"><span style=\"font-size: medium;\">Une augmentation de capital de 200 millions de CHF est pr\u00e9vue au second semestre <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/unternehmen\/2023-05-16\/baloise-swiss-property-fund-plant-portfolio-uebernahme\/\" target=\"_blank\" rel=\"noopener\">(IB a rapport\u00e9)<\/a>.
